Many businesses think that industrial & warehouse space rentals in Austin can be found in any of their desired locations that is not the case.  Due to city restrictions in zoning & business use warehouse spaces are not allowed to be built in certain areas.  For one warehouse space is not necessarily nice to look at and city managers try to maintain control of what industries are allowed to operate in certain areas of town.  For example they would not want a huge distribution center right next to a high end shopping or residential area.

Also, the closer you get to the center of a city land costs get higher.  With most industrial lease rate in Austin averaging $0.50 to $1.00 it would be hard for  a developer to make money if they are paying $15 sf for land.  If land costs are high landlords would have to charge higher rental rates.  All that being said where can you rent warehouse space in Austin, Tx?
