The Real Estate Management Institute- REMI successfully conducted a 1 day workshop on ‘Decoding the DCR and Understanding the Ready Reckoner and Valuations’ on the 12th of January 2017 at REMI’s Mahalaxmi Campus. The Workshop was conducted by Karan Daisaria and Mr. Manoj Daisaria, principal at Daisaria Associates and by Mr. Rashmikant Gandhi, Real Estate Valuer and Author – VALUATION OF LEASEHOLD PROPERTIES FOR LESSOR OR LESSEE and many others.
The intensive 1 day program on ‘Decoding the DCR, Ready Reckoner and valuation’ was attended by number of Industry professionals from companies such as Kanakia, Mahindra lifespaces, Runwal Group, Shapoorji Pallonji, L. Nagpal Group to name a few.
The Workshop highlights a number of relevant topics such as the key aspects of good Urban Planning, an introduction to DCR – Development Control Regulation and the changes in the DP/DCR 2034, various terms used in DC Regulation, Documents & the Procedure for the Submission of the Proposal, a case Study of a Residential Project outlining the impact of DCR in the design Process, factors and guidelines for market value and TDR. The Valuation modules involved valuation of properties for loan lease and purchase, valuing retail and commercial properties, vast open land, multi-storied building without lift, land reserved for public purpose, development agreement and points to be considered in various transactions.
