Slippery Slope To Urbanization

Another issue has come up and will be heard at the city Commission on Thursday. 

Where do we draw the line on the single-family district, or do we allow developers to continually redraw the line. PZ 30 is an attempt to up-zone an area presently zoned T3-R in Coconut Grove

It is at the extreme north and adjacent to the boundary of our larger neighborhood. It is also very close to the Brickell Avenue area of large and tall buildings. This line has been there for a long, long time.

Developers have made many attempts to cross or to blur that line, so far they have been unsuccessful, however now we have a New City Commission. We think it is important they get the message that Coconut Grove residents are serious about the Neighborhood Conservation Districts. Large areas of village west have been up-zoned, large areas of the center grove have been up-zoned. Where does it stop or does it?  

The Area includes the light blue triangle and about 4 other properties to the southwest along S Federal HWY This is right across S Miami Ave/Bayshore from Vizcaya, a major entrance to the Grove From the Historic Miami Ave. District.
