THE POLITICS OF LAND INVESTMENT IN NIGERIA

Wikipedia defines Politics as the process of making decisions that apply to a group. Politics of land Investment in this context, implies the process of making informed decisions with regards to land investment in Nigeria.

To most politicians in Nigeria, politics is an investment and as such they stake their money, time and contacts, all in a view to assuming powers, with personal dividends such as government patronage in the form of award of contracts, appointments into “juicy” offices in return. etc.

In this edition, even as the 2019 election approaches, it is our desire to re-direct your mind to the politics of land investment as this is one area of politics where you are always a winner, as the return on investment are massive.

Land Investment Politics:

In our introductory remarks, I alluded to the fact that politics in general is a thoughtful process, where politicians put their money where their mouth is. Thus, they would usually study the terrain and join ship of the two dominant political parties in Nigeria i.e. PDP and APC where they can realize their ambition.

Unfortunately, because general politics is a game the following may result from the “investment”:

  • Loss of Investment: at the end of the 2019 general elections, some political parties and their candidates are bound to win while the others would be in the losing. The pains of losing can be daunting as that implies loss of the investments as well.
  • Bitterness and Enmity: this results as a result of the bitter campaigns and devices used to outsmart the opposite side, which if not well managed could lead to enmity for a long time

What about Politicking in Land?

Land and property investment is a unique type of politics, where all politicians who belong to Land political Party (LPP) are winners. So whilst politicians who belong to the PDP or APC are busy investing in their game, which is unpredictable and which is likened to the murky waters, you can join the Land Political Party (LLP) and be a winner as well.

However, like the regular politics, you must be thoughtful in investing in the politics of land. This is so because, though we have asserted that there are no losers in the politics of land, where you are not prudent, careful and thoughtful you can unavoidably lose out.

It is in view of this, that we shall provide you full tested-full-proof professional advice in this politics of land. I can humbly give this advice owing to my training as a Lawyer and one as one who has played in the politics of land, for well a long time and has come through the fire and come out strong in land matters.

Without much ado, let us move to the winning tips in the politics of land investment:

  • Choose a location: The first thing to do as a politician of land investment is to choose the location to invest. This is similar to regular politicians choosing to join PDP or APC. In making this choice, you must have recourse to infrastructure in the environment i.e. road networks, security arrangement, the topography of the land i.e. water-logged or dry land etc
  • Investment suitability of the Location: A prudent politician would think at the investment friendliness of the area. In the same way, you must look at the business support system in the area, industries and institutions located in nearby locations which would be in need of your land or property.
  • Hire a Lawyer: from my experience, some persons who play the politics of land investment would usually not get a lawyer to guide them during the pre-acquisition of land or property stage, but would only run to the lawyer when they run at a hitch. This should not be so. Immediately you have chosen a particular location or land, get a lawyer who would assist you verify the title of the land, to ascertain the authenticity of the land or otherwise.
  • Negotiate with the Vendor: the next stage is to have a negotiation with the vendor (owner of the land). At this stage, you will need to require photocopies of all landed documents e.g. Deed of Assignment, survey plans, receipt of purchase, Certificate of Occupancy, and any other related documents.
  • Make a Small Commitment: You might negotiate with the owner to allow you make a commitment into the land to help ascertain if the vendor is the true owner. So for example, you might pack a few trips of sand on the land, to confirm if someone other than the vendor would challenge your title to the land.
  • Lawyer’s Search for Title: Having verified the physical fixtures on the land, you should instruct the lawyer to embark on legal search on the land or property to confirm the real owner as registered at the Land’s Registry. Besides, this is to confirm if there is any encumbrance i.e. any problems associated with the land.
  • Thereafter, you can then pay and get the lawyer to prepare all legal and title documents accordingly.

Conclusion:

As the 2019 general election kicks off, it would be wise to be actively involved in the politics of land investment, as this would lead to over 100% return on this investment. As a legal practitioner and an advisor in this area.
