It is time to reveal another Property Investment success case study for you. We are very proud of our continuing success with property investment projects, and we bring you news of how these projects went for two reasons.
The first is to provide inspiration to you to persevere with property investment and the second is to provide evidence of our ability if you want to partner with us in a “hands off” project. This particular case study really demonstrates the value of experience and having a thoroughly professional team in place.
This property that we purchased in Hythe Road, Ashford in December 2015 had not been kept in good order at all so a complete refurbishment was necessary. The goal with this property was to refurbish and then sell after completion. We called upon the professional trade’s team that we have established to take on this sizeable task.
The work required was a real challenge and the team had to eradicate damp and damp proof, re-plaster large areas, re-wiring, install a new kitchen and bathroom, install a complete new heating system and fit new windows that were double glazed throughout the house. Despite the amount of work that needed to be completed, it was all finished on time and within the allocated budget.
This three bedroom semi detached property had an original purchase price of £200,000 and the refurbishment costs were £28,665. Then there were buying and selling costs which came out at £7,502. This meant that the total expenses were £36,167. The property was sold for £270,000 which left a profit of £33,833. This was a very good return.
