Q&A With Michael Cooney

This week Hodges Beaumaris Director, Michael Cooney, is being featured in the Domain section of The Australian Financial Review, and Saturday’s The Age. 

How would you describe the market at present?

Vendor-friendly. A lack of stock is creating a surge of buyers desperate to get into the Market.

What do sellers need to bear in mind when listing their home?

The method of sale is particularly important – Auctions are still getting higher prices than private sales, but it may depend on whether you want to make sure your pricing isn’t out of control. Vendors also need to pitch it to the wider market – everyone is looking for the Asian buyer, and they don’t exist for every property.

Do you have any tips for those buying at auction?

Build a relationship with the agent who is dealing with the sale – you will find out more. With auctions, you’re not in competition with the agent or vendor, you’re actually in competition with the other buyers. Having a good relationship with the agent will mean that you will also be the first one they will call if you didn’t win the Auction and there is a similar property that crops up.”
