Lakewood Ranch Market Update December 2016

Active Listings There are currently 341 single family Homes Listed for sale in the Lakewood Ranch area, December reflected a marked downward trend with a total of 34 new listings added to the overall inventory compared to the 74 listings that were added in November. Of the total new listings,14 were considered luxury listings or homes listed for more than $600K. New construction homes account for 40 of the active listings while foreclosures and short sales continue to become more scarce in the area with only 3 active distressed homes currently listed in Lakewood Ranch. The median list price for homes in Lakewood Ranch priced up to $600K decreased to $396,950 while in the luxury market the median list price also decreased to $960,000.

Pending Listings A total of 26 homes went under contract in December compared with the 43 homes that changed status in November, indicating a decrease in activity, common during the holiday period. New construction homes account for of the total pending listings in Lakewood Ranch.

Price Changes There were 45 price decreases in the 34202 zip code in December, compared to the 67 price decreases in November.

Sold Listings A total of 54 Lakewood Ranch homes were sold in December, a decrease compared to the 65 that closed in November. Of that number, 8 were luxury listings, 25 were purchased in all cash transactions and the remaining 29 sales were purchased using financing. The average days on market for homes sold in Lakewood Ranch in November was 132 for homes listed over $600K and 60 days for homes listed under $600K.
