Bay Colony is an island community with approximately 100 waterfront mansions, appealing to boating enthusiasts and offering top-tier security with its 24/7 guard-gated status. The average home price in the area stands at $4.6 million.

Samuel and Donna Simpkin of Compass’s Team Simpkin anticipate Messi’s presence will stimulate demand in the community and establish new property sale benchmarks.

Ron Shuffield, CEO of Berkshire Hathaway HomeServices EWM Realty, cautioned against expecting inflated prices solely due to celebrity neighbors, emphasizing the positive reputation and appeal a neighborhood gains from such recognition.

Messi’s arrival has also influenced the development of new infrastructure, particularly stadium plans, which are expected to boost property sales nearby.

The mansion, featuring eight bedrooms and nine-and-a-half bathrooms, was designed by Lori Morris and last sold in 2022 for $9 million. The property includes 170 feet of waterfront, two docks, a fitness and spa room, an office, and a 1,600-square-foot primary bedroom suite.
