If you are looking for a flat on rent and evaluating localities, BTM layout would be a definite suggestion especially from the ‘local Bangalorites’. This area is still one of the most sought after areas especially for people looking for flats on rent in residential areas.

BTM Layout in Bengaluru is the connecting area between Byrasandra, Thavarekere and Madiwala. It is an in between area that serves as a link between these areas and is a popular through route for many commuters travelling from Koramangala to Jayanagar.

Location

BTM Layout is at a distance of 11 km from the Bangalore City Railway Station and about 45 kms from the Bengaluru International Airport. The area is in close proximity to Outer Ring Road, Bangalore, Koramangala, HSR Layout, Bannerghatta Road, J P Nagar and Jayanagar. This specific location of the area has made it hugely popular for residents and commercial businesses over the past decade. It has a huge collection of residence options and also is a popular locality for student residences with enough food and shopping options, thus making it a very popular alternative for many.

Social Infrastructure

In the last decade the area has seen a burst in social infrastructure. There has been an improvement in roads and with more than 10 educations institutions in its vicinity; it is a family friendly area. Even for the naturalist it boasts of being close to the Madiwala Lake and the Bannerghatta National Park. Several shopping aggregate centres and a few malls also fall within a 5 km radius for the residents of this area. The area is famed for its cafes and food places which are popular with both students and office goers. Large offices such as Oracle, Airtel, HSBC, Accenture, IBM, Honeywell and Motorola are located within a 2 – 5 km radius from the area. Owing to its location the area is well connected by public transport systems and is rated amongst the best for its upkeep.

Prices

The rental values in the area are between Rs 14 – 24 per sq ft for both apartments and houses. The rental rates have gone up by 8% since the last year.

Because of the great location and social infrastructure available, the area has also seen an unprecedented growth rate in prices of properties since 2010. Many people who stay on rent in the area end up owning or aspiring to buy a flat in the area.

In the past few years alone prices have increased by 60% of their original value. This is true for both constructed residents and plots. The current prevailing rate in the area for apartments ranges between Rs 4300 – Rs 6900 per sq ft. Plots are being sought in the price range of Rs 57,000 – Rs 1,10,000 per sq yard. Houses are a common sight in BTM layout and now with the number of apartments on the rise the independent houses are selling for a premium of Rs 8800 per sq ft. The residential homes have seen an increase of nearly 25% in the past one year alone.
