HOA rules are meant to bring structure and organization in a community. It is the reason a HOA board or property management company is present in the first place. When homeowners feel drained by rules in the community, it is time for the board to step up and work together to enforce these rules in a way considerable to them for the smooth running of the community.

Being reasonable to the reactions and feelings of homeowners is a good start. As a HOA board, there should be timelines given on when HOA rules will begin to make an  action and also give fair warnings before charges are applied. Homeowners will respond well to rules if they have time to get used to the changes and will also see the benefits. Immediate charges may be a cause for disagreements and lack of support, which makes it hard for the board to run smoothly.

Implementation and enforcement of rules should be consistent towards every homeowner. HOA boards suffer because of applying rules selectively, and this definitely makes homeowners uneasy and reluctant towards following them. A realistic approach that is fair to everyone makes HOA community running sustainable both to the homeowners and board members in general. Policies are meant for everyone and the feeling should be felt across the board.
An ethical approach when making changes to HOA rules is certainly the way to go. If a rule is not working for the community and as a board you’re not seeing the reason it’s there, then changing it for the betterment of everyone is logical. A reasonable approach to rules that are new and are affecting old homeowners can be a great plus. HOA rules should not be the reason a community is failing, but a good reason for success.
