There will be many other homes for sale in your area, which is why you need every advantage you can get.

Here are 10 tips to staging your property:

#1 Clean Up

Yes, clean up.

No, not just a little sweeping and straightening up. You need to clean up as BEST as possible.

This means if there are stains on the walls, some mildew in the bathroom or a toilet with more rings than Saturn, that you should do some heavy duty cleaning.

Think about it this way, would you want to purchase a vehicle that hadn’t been washed in quite some time?

If you want to sell your property as quickly as possible, put some elbow grease into it and clean up.

#2 Allow People To Visualize – Make It Look Like Someone Lives There

If you want someone to buy your home then you’ll need to give them reasons to do so.

In order for someone to WANT to live there, they will need to be able to SEE themselves there.

How can you get them to do this?

Well, quite easily actually.

You will need to allow them to visualize themselves there. Put a few books on the coffee table or even a board game.

Strategically place some salt and pepper shakers on the dining room table or on the counter tops.

The point is to make it looked lived in, because once you can do that then people will be able to SEE themselves living there.

#3 Make The Furniture Work

A couch here and a chair there won’t cut it.

Let the furniture work for you.

Arrange your furniture so that it not only makes sense, but so that it also looks nice as well. This means no chairs facing towards the wall or a crooked couch.

Place your furniture in areas it makes sense such as couches facing the television, or chairs strategically placed to make for an inviting atmosphere.

#4 Hook Them Before They Walk In The Door

You’ll need to make a great first impression in order to get them in the door, literally.

If the front area of your home doesn’t look appealing, then you’ll have a hard time getting them to come in to take a closer look.

Overgrown grass, weeds and rubbish strewn throughout your front yard is really not the look you should be going after if you are trying to get people to come in and potentially purchase your home.

Cleaning up doesn’t mean just IN the house, it means outside as well.

#5 De­Smell it

A big turn off for a potential buyer are smells.

Yes, smells.

If they immediately smell cigarette smoke or pet odors when they walk in the door, you can bet that keeping them there will be a tough sell.

Clean up and do your best to remove smells such as these.

#6 Make the closets look HUGE

Everyone loves more space.

While you are giving your home that “lived‐in” look, don’t make it look like you

ACTUALLY live there by putting too much in the closets.

Sure, place items like clothes and other things in the closets, but leave some room in there.

By leaving room in the closets you’ll give it more of a spacious look.

#7 Select Colors Wisely

Look, we realize that you may have some favorite colors, and you may have even splashed them up around your home, however if you are wanting to sell your home, then you may want to re‐think your color scheme.

Neutral colors will work best in this instance, so if at all possible be sure to get some of the colors that will be more eye appealing to the general public.

Remember, when you are selling a home it’s all about THEM not about YOU.

That is of course if you want to sell your home.

#8 Watch Your Step

The one thing that gets noticed right off the bat is the floors.

If the floors are cracking, peeling or in generally bad shape then you may be up against a tough sell to potential buyers.

If the carpets are now brown, but originally were white, then you’ll need some professional help.

Take a look at your floors and do your best to get them in selling shape, which means cleaning and repairing as needed.

#9 Eye Appealing Items

Got some stuff that will help catch some eyes?

Do you have items that will really pull people in.

You know, stuff like fresh cut flowers in a vase in the dining room or a nice painting on the wall in the den.

If you have some items such as these that would really help make your case for people to visualize and potentially buy your home, then do so.

#10 Play To Your Advantages

Do you live in a peaceful neighborhood with a nice breeze that passes through your porch?

Along with having a home staged that looks lived in, what you need to do is also play to your advantages.

If your porch is an area that can potentially be a selling point, then a nicely placed rocking chair or a nice chair to lounge in will be one of your strengths.

When you are selling your home, it’s vital that you stage it properly.

As much as this may be about you, it really isn’t when it comes to selling.
