Don’t Hire A Realtor That Does Not Use Both MLS Services and List Hub

I have come across many clients who have used another Realtor to sell their home.  The home did not sell and they were frustrated.  When I start looking at reasons why the home did not sell there are a couple of things that come up a lot.  We all know pricing is the number one reason why a home does not sell.  That is not what I am talking about.  It is exposure of your home.  The two things, when Realtors are selling a home, that I find most troublesome.

  • Homes are not being marketing on both MLS services in metro Atlanta
  • Homes are being exposed to a limited number of sites on the internet.

Homes Not on Both MLS Services

What do I mean?  There are two Multiple Listing services in Atlanta.  They are the First Multiple Listing Service (FMLS) and the Georgia Multiple Listing Service (GAMLS).  FMLS is mainly for Atlanta and the north and west side of Atlanta.  GAMLS is for Atlanta, Northeast, east and south side of Atlanta.  I and many other Realtors use both services when searching for property. Realtors should be listing their homes for sale on both services.  Large companies like Keller Williams, require that all their agents list on both.  Smaller companies do not necessarily do that. There are many companies that are only affiliated with one of the services.  Here is where the problem occurs.

A Realtor works primarily in Decatur and only uses GAMLS.  This agent has a friend who has a property in the Walton high school district in Marietta.  He asks the agent to help him sell it. This agent only lists the property in GAMLS.  Agents that work primarily in and around Marietta use FMLS.  If the property is only listed on GAMLS, then many agents will not find the property for sale because they are not searching there.  That means that the property will have less showings and the owner could lose money because it took longer to sell.

I did a search of single family homes in Cobb County on both listing services.  There were 291 less homes, that is a 16% difference in inventory, on the Georgia Multiple Listing Service for Cobb County than on the First Multiple Listing Service.

When hiring an agent always make sure they list on both services.  It will maximize the exposure to all the Realtors that are helping their clients find a home, and will be included in any searches that are set up for the buyers.  Ask agents that you interview if they list on both services.

Not Enough Exposure on the Internet – Do they Use a List Hub?

I am with Keller Williams Realty and they use a product called List Hub.  List Hub is a service that takes my listings and sends them to over 50+ national search engines and over 500+ websites.  This gets your home maximum exposure on the internet.  I get calls or emails from potential buyers from many different websites that I am constantly looking them up to find out what they are.  Having this kind of exposure help to generate potential buyers for your home. My job as Realtor is to maximize exposure to Realtors but also to generate potential buyers of that home as well.  If I am not using some form of List Hub, then I am not fully marketing your home to all potential buyers.  If you are not sure if your agent’s company is using a list hub try this.

Go to Google and type in an address that you know is for sale.  If a company is using a list hub or a similar service – you should see  7-10 pages with that property address as the title and underneath should be the website.  If you only see one or two pages then your property is only being marketed to a select few.

Make sure you know if your agent is affiliated with both of the Mls Services and if they use some form of list hub.  If not, there is a good chance you could be losing time and money.  Less exposure means longer time on the market.  Longer time on market means lower priced offers.
