How to Hire the Right Builder and Team for Your Custom Home

Finding the Right Custom Home Builder

Before they ever put hammer to nail, the right builder and team will work with you to establish a solid working relationship, clear – and ongoing – communication, and a problem-solving mindset.

To ensure a smooth process, it is critical to do your homework. Start by turning to a trusted resource: Google! Look at custom home builders in Indianapolis and greater Indiana. Check builders’ individual websites and reviews on third-party sites like Yelp, Google My Business, and the BBB. Lurk on their social media accounts: what are customers saying? Any red flags? Are they responsive online?

Look at the builders’ project galleries: does their style match your vision? Ask for recommendations online and from friends/family who have gone through the custom home building process.

Once you’ve done this bit of due diligence, make a short list. When considering potential builders, they should check the following boxes before you go further. The builder:

– Has a permanent business location (you don’t want a fly-by-night operation that will result in a home building horror show – or cautionary tale).
– Has good relationships with area banks, subcontractors, vendors, and suppliers.
– Has been in business for at least three to five years.
– Offers a strong warranty.
– Is a member of the Builders Association of Greater Indianapolis.
– Is a member of the Building Partners of Central Indiana (membership in reputable trade associations is a critical indicator of reliability and demonstrates that the builder meets stringent requirements and standards).
– Has sufficient workers’ compensation and liability insurance (this is non-negotiable).
– Is happy to provide you with the names of previous customers and references (they should also have a website with ratings, reviews, and customer testimonials).
– Has a track record of success that you can see on completed and in-progress projects (ask if they have model houses you can visit).
– Communicates clearly, frequently, and, if there is an issue, in a timely manner.
– Provides you with a complete written contract (always review this thoroughly).
– Puts in a realistic bid (watch out for lowball bids: you may run into trouble when they can’t pay for materials or labor down the road. Also, “you get what you pay for” is a cliche – but nonetheless true! Look for builders who can keep costs within budget but are realistic in terms of expenses).
– Listens to your visions and ideas and offers respectful, realistic feedback and suggestions.
– Designs and builds with your budget in mind.
– Is clear about the process, from how long the project will likely take and final costs to change orders and your access to the house while it’s being built.
– Assigns you a personal point of contact so you can communicate with your team member when you have questions or concerns.

The bottom line: the right custom home builder will help you save time, money, and untold amounts of stress. It’s worth doing your research, asking questions, and being selective. After all, you want this team to create a home that’s built for life. Don’t rush this part of the process!
