A new-build Condo may seem like the easy way to achieve a modern Kitchen with dramatic finishes and a dynamic layout, but renovating a condo in an established building does have many advantages. Our latest Toronto condo project is an inspiring example! We took a mediocre kitchen with basic finishes and a tired layout and turned it into a contemporary masterpiece fit for a young professional with an upbeat personality.

To bring natural light into the kitchen and to create a large open concept space ideal for everyday living and entertaining, the original partition that divided the kitchen and living areas was removed. Continuous white oak engineered hardwood floors now join the spaces and add warmth, while contrasting the modern aesthetic.

The layout of the kitchen was also transformed from an awkward U-shape to a thoughtfully designed L-shaped kitchen with an island. The new configuration has great circulation in the work zone, provides direct access from both the dining and living areas and offers seating for three at the island. This layout also capitalizes on usable counterspace and storage with full-extension drawers and Cabinet inserts, such as recycling pullouts, as well as natural wood accent shelves over the sink.

Like most condo renovations, the existing concrete floor, ceiling and walls did create obstacles for lighting, plumbing and HVAC reconfiguration, but these challenges were easily overcome by our design. A shallow bulkhead was built over the island to run electricity to slim potlights and pendants, while also bringing unity and emphasis to the seating area. The sink and dishwasher were also strategically located where plumbing was accessible from the adjacent bathroom.

Existing bulkheads above the cabinetry were removed and replaced with upper cabinets designed to hide mechanical elements, while maintaining the look of full height cabinet doors. The required mechanical now runs through the cabinets to the custom-built range hood, which features small bulkheads on either side to conceal the hood duct and maintain symmetry. In addition to these limitations, the existing ceiling was three inches out of level. To draw attention away from this pre-existing flaw, the backsplash tile was installed vertically, which also complements the kitchen’s modern aesthetic.

Compositionally, the new space is very well balanced, making it comfortable and enjoyable to spend time in. Dark grey cabinetry creates drama against white vertical planes, while intricate patterns in the matte quartz countertop are balanced by the simple cabinetry. The variety of finishes, which include black-stainless steel appliances, matte black plumbing fixtures and brushed gold handles, are further balanced by the constant grid pattern formed by vertically stacked backsplash tiles.

The kitchen also has additional features to enhance enjoyment in the present and satisfaction in the future. Soft-close door and drawer hardware, comfortable cabinet handles and a hands-free faucet make the space easy to use. The flat panel cabinet doors, smooth backsplash tiles and a silgranit sink are very resilient and easy to maintain long-term.
