Before & After: Etobicoke-Lakeshore House Addition & Remodel

Our team at Inspire Homes recently had the pleasure of completing a house Addition in Etobicoke near the Lakeshore for a lovely couple with young children. Their existing two-bedroom and one-bathroom home was barely adequate for their growing family and the entire house was in dire need of an update. Not only did they want a larger kitchen, an additional bedroom and another bathroom, but there was also an existing two-part rear addition that was in bad shape.

Rather than pack up their memories and sell the house, the homeowners opted to hire our design build firm to complete an addition and remodel on their home. Our solution: remove the existing rear addition that had seen better days and add a new 650 square foot two-storey addition to meet the family’s need for more space.

With the old rear addition demolished, it allowed us to create an all-new design to incorporate a functional kitchen, brand new powder room and spacious mudroom (which also serves as the rear entrance) on the main floor of the new addition, while renovating/reconfiguring the second floor to include two bedrooms, a main bathroom and a master bedroom with an ensuite and more closet space for the parents.

The new eat-in kitchen is now an ideal spot for the entire family to gather, cook, enjoy meals and entertain. The grey-stained maple wood cabinetry offers loads of storage space, including a large section of floor-to-ceiling pantries to stockpile dry goods, dishware and other kitchen items, as well as a built-in five-bottle wine rack over the sink and convenient pull-out drawers next to the stove. To maximize storage throughout the kitchen, all cabinets are installed right up to the ceiling and finished with crown moulding for a polished appearance.

The modern shaker-style cabinetry is complemented with new built-in stainless steel appliances, light quartz countertops and a crisp white beveled subway tile backsplash for a timeless, clean aesthetic, while easy-to-maintain, dark grey rectangular porcelain floor tiles were installed throughout the kitchen and eat-in area for a cohesive look.

A combination of energy-efficient LED potlights and under-cabinet lighting adds to the brightness of the kitchen, providing the right mix of task and overhead light. The sliding doors to the newly constructed wood deck, overlooking the backyard, also let in loads of natural light. The wood deck is now a great feature of the home, as it expands the family’s living space outdoors, and the grey stucco exterior offers a seamless backdrop, tying the old structure in with the new.

Upstairs, the second-storey addition allowed for some much-needed square footage, including an additional third bedroom and a master retreat with a functional ensuite bathroom and closets. Since space was at a premium, the homeowners opted for a roomy Glass Enclosed Shower with neutral porcelain tile, which is not only practical but makes the bathroom appear larger. The shower also features a bench and darker coloured floor tiles for added contrast, while the sleek espresso wood vanity with white quartz countertops offers an abundance of storage.

A similar aesthetic can be found in the main bathroom, which services the two additional bedrooms on the second level belonging to the children. Instead of a glass enclosed shower, this bathroom features a shower/tub combination, which is versatile for young families. The crisp white tile surround makes the space feel timeless, classic and bright, and the window floods the bathroom with natural sunlight. A similar, but smaller, espresso wood vanity with white quartz countertops was also incorporated into the design to tie into the look of the neighbouring master ensuite.

Back down on the main floor, the living room and dining room were also updated with new flooring, lighting, trim work and paint, and the basement was finished with an office, laundry room and storage room.

From cramped, inefficient and unsound to bright, functional and solid, this Etobicoke House Addition and remodel is a great example of how growing families don’t have to relocate to find the home of their dreams. To view more before and after photos from this project, please click here.
