What is a Fourplex?

A Fourplex, also known as a quadplex, is a multi-family home with four different living spaces and separate entrances. These units come in an array of formats. For instance, they can be side by side, stacked or even a combination of both. Here are some things to consider before moving into a fourplex or buying a fourplex.

Fourplexes are becoming more and more popular as they can be a good investment for real estate developers. If you're looking to stay away from tall Apartment complexes but aren't ready to buy, then a fourplex might be a good option for you. Consider these cons before deciding where to live.

Privacy

Because you're living in a multi-family home, there can be a lack of privacy when it comes to living in a fourplex. If you're someone who doesn't want to run into your neighbors often then this type of living isn't for you.

It can be noisy

Similar to privacy, noise can be a con for some renters with fourplex living. You're closer to your neighbors in these houses which means you could hear them more so than if you were in a larger apartment complex that was more spread out.

Shared spaces can get crowded

When it comes to a fourplex, as mentioned, you're living in a multi-family home. Because of this, there will be some spaces that are shared such as the backyard. If you or your neighbors have a party in the back the space can get crowded and noisy quickly.

Far away from city life

Fourplexes tend to be located in suburban areas, farther away from city life. This can mean longer commute times and less activity variety. If you're someone who likes the hustle and bustle then this might not be the best housing option for you.
