Common Problems Found During Home Inspection in Houston

The home Inspection is one of the most stressful things a seller experiences when selling their home.

Repairs requested from the home inspection can come as a surprise, creating unexpected sometimes expensive repairs. Here are some of the most common repairs needed after home inspection.

Foundation Cracks

One of the first things the inspector will do is to examine the home’s exterior, paying special attention to the foundation. They’ll be looking for any large cracks on the foundation or along the exterior walls of the property.

The inspector will also look out for any cracks on walls, doors that don’t close properly or that are misaligned, as well as windows that won’t shut or open. They’ll also look for any pops in the wood or tile along the floor. All of these could be indicators that the house has shifted.

Inspectors will also look for any sign of moisture penetration in the floors.  Any brown spots on the flooring will be indicators of moisture-related foundation issues. Some hairline cracks might be common, but larger cracks or cracks that linger up along the wall are major red flags.

Foundation related repairs are extremely costly. The average cost of repairs after a home inspection can be as much as $4,000.

Termites

In Houston, the humidity can create conditions that are fertile for termite growth. This is particularly the case at the moment, given the severe damage in the wake of hurricane Irma. Termites usually live in dirt tunnels, so if you spot one of these tunnels you’ll need to have a termite inspector take a look.

Functionality of /AC Condenser and Compressor

The A/C condenser unit is the big metal box outside the home. If damaged or obstructed by any plants or shrubs, this will affect functionality. Replacing a new condenser unit can cost up to $1,750. A new AC compressor can cost as much as $2,000.

The Roof

The inspector will check the roof for any buckling or waving of the shingles and roofline. These issues could indicate that the roof has to be replaced. Installing a new roof can cost anywhere from $1,700 to $8,400.

Negotiating Repairs after Home Inspection

A contract can be drawn up stipulating that after the home inspection, repairs will be made in terms of a dollar amount credit. Then, you as the seller, can either agree to the terms, or propose different terms.
