Likewise, properties that are in serious disrepair can take longer to inspect than homes which have been recently built. What happens after the building and pest inspection?

All our building and pest reports are completed under Australian Standards and are recognised by lawyers, conveyancers and real estate agents. This means you have a few options available once you receive your building and pest report including:

  1. Proceed with the purchase and settle on the terms set in the contract
  2. If major defects are found, you can negotiate with the vendor to either have the repairs completed before settlement or lower the purchase price and complete the repairs yourself
  3. Exit the contract and walk away from the property due to excessive major defects, termite activity or termite damage

Whatever option you choose, you must act in a manner that would be considered fair and reasonable in a court of law. For example, if the major defects are beyond your scope, budget or capacity to repair, it is reasonable to exit the contract of sale. However, it would be considered unreasonable to do so if there were only minor defects such as chipped tile or carpet deterioration.
