7 Hottest Neighborhoods in Nashville

To say the Nashville real estate market is booming is an understatement. People from all over the country are realizing something we’ve known for a while: Nashville is an excellent place to live. The moving and storage company, PODS Enterprises, recently released their relocation trends report, which identified the top moving destinations in the U.S. over the last year. Nashville came in at the #3 spot, behind Sarasota, Florida (#1) and Dallas-Fort Worth (#2).

If you’re amongst the crowd making the move to this desirable city, you may be wondering where to go! To help you narrow down your home search in Nashville, we’re sharing the most popular neighborhoods in Nashville. While each Neighborhood certainly has its own charm and personality, they each offer an array of nearby amenities like restaurants and shops, a variety of beautiful homes, and an overall sense of community.

Belle Meade / West Meade

Situated about 8.5 miles southwest of Nashville, the neighboring communities of Belle Meade and West Meade offer a mix of luxury homes on large lots, paired with stunning natural scenery. Belle Meade operates as an autonomous city, with its own historic street signage, mayor and police force, but remains integrated with Nashville’s government. The city has just over 3,000 residents and its land area covers a little more than 3 square miles. “Belle Meade” is French for “beautiful meadow,” which perfectly describes the landscape of this scenic area. Here, you’ll find opulent high-end properties, many of which enjoy expansive lots with old-growth trees.

West Meade provides a similar feel, with even more luxury homes on 1+ acre lots. Both of these well-established neighborhoods enjoy convenient access to some of the region’s best attractions, including Belle Meade Historic Site & Winery, Cheekwood Estate & Gardens, Harpeth Hills Golf Course, Hillwood Country Club, and Edwin & Percy Warner Parks. Plus, residents may easily reach the nearby Nashville West Shopping Center for all their shopping needs!

Need a Realtor in Belle Meade or West Meade?

“Belle Meade has a total of 3.1 square miles and includes some of Nashville's highly prized streets and avenues as well as many of Nashville's most impressive estate homes.  Belle Meade was absorbed by metro Nashville in 1963 but maintains its independent city status, police force, mayor, and city hall.  An impressive stone entrance to Warner Parks is located at the end of Belle Meade Boulevard giving Belle Meade easy access to 3,100 acres  of natural parkland that includes horse trails, hiking and running paths, golf courses, picnic shelters and more.”

Germantown / Salemtown

Just north of downtown, the historic Germantown neighborhood offers the best of both worlds: proximity to the city while maintaining a quiet, laid-back feel. Extending from Rosa Parks Boulevard to the river, and from Jefferson Street to Hume Street, this small enclave contains some of the city’s most gorgeous historic properties of both the retail and residential variety.

Germantown is home to many of the city’s most beloved restaurants, including Henrietta Red, City House, Butchertown Hall, 5th & Taylor, Rolf & Daughters, Saint Stephen, The Optimist, and many more. Plus, there’s no shortage of places to grab a drink, whether it’s a beer from Bearded Iris or Monday Night Brewing, cocktails at Mother’s Ruin, or a cup of coffee from Barista Parlor, Steadfast Coffee, or Red Bicycle. On any given day, you’ll see residents walking their dogs along shaded cobblestone sidewalks, often headed to Morgan Park or Bicentennial Park, just across the street. Plus, the Nashville Farmers’ Market, the Sounds Stadium, Brooklyn Bowl and downtown Nashville — it’s all only steps away!

Because Germantown encompasses only a few blocks, you can find additional housing options in Salemtown, a lesser-known but just as attractive neighborhood just north of Germantown. Salemtown has a few destinations of its own (Big Al’s Deli, The Local Distro, Scout’s Barbershop and Grillshack), and enjoys easy access to all that its southern neighbor provides. Both Germantown and Salemtown contain a mix of housing options, from apartments and condos to duplexes and single-family homes, including both historic and new construction properties.

“Germantown and Salemtown are beautiful historic neighborhoods with some of the best walkability you’re going to find in the city. These neighborhoods offer an amazing city feel while still having many homes with outdoor space like you would find in a more spread out area.”

Inglewood

Extending from Gallatin Pike to the west and the Cumberland River to the east, Inglewood is the largest sub-neighborhood of East Nashville, an area known for its artsy, eclectic and lively culture. Inglewood is prized for its wide variety of housing options, abundance of green space, local businesses, and proximity to downtown Nashville. Established as a farming community in 1782, Inglewood was once a summer vacation destination for Nashvillians, and some of those “summer homes” from the ‘20s and ‘30s are still standing today!

Residents can access some of East Nashville’s best restaurants, bars, coffee shops and other local businesses, while still feeling “tucked away” in a quiet neighborhood setting. Here, you can start your day with coffee at Dose, grab sandwiches at Mitchell’s Delicatessen, head a little .of the neighborhood for shopping at the Shops at Porter East, spend the afternoon at Shelby Bottoms Nature Center & Greenway, grab dinner at the Village Pub & Beer Garden, and top off the day with a drink at Inglewood Lounge.

Situated along the river, Shelby Bottoms Nature Center & Greenway is a 960-acre protected natural area with more than 5 miles of paved trails for hiking, biking, running, skating and wildlife watching. This massive green space is a major draw for East Nashville residents who want to stay active and experience nature — just steps from home!

Need a Realtor in Inglewood?

“Honestly, Inglewood in my opinion, is the real gem of East Nashville. There is so much history here, especially music history. When the Opry was moved to The Opry House from The Ryman in 1974, tons of the performers established 2nd homes in Inglewood and I love to comb through that history when a buyer comes across a historic property in the area. Inglewood is where you can find new builds, historic stone cottages, mid century ranches, river front property, and even a few log cabins underneath the canopy of mature trees that surround most of the neighborhood. It’s where I’ve called home for years.”

Green Hills

Convenience and education are some of the major draws for Green Hills living. But as the name suggests, the neighborhood is absolutely beautiful, with rolling green hills and lush landscaping throughout. It has some of the area’s best public and private schools, including Julia Green Elementary School, Harpeth Hall School, Lipscomb Academy, and many more. Plus, Lipscomb University is in Green Hills, so many young professionals and professors call the neighborhood home.

You’ll find a mixture of housing styles in Green Hills, from craftsman to Tudor, and colonial to modern, many of which enjoy spacious lots with old-growth trees. Residents may easily access The Mall at Green Hills, which has high-end shops and restaurants, and many surrounding attractions and conveniences, including grocery stores, a movie theater, gyms, spas, salons, and much more.

12 South

12 South is more than just a bustling street lined with restaurants, bars and shops — it’s the entire neighborhood surrounding said street. This well-established neighborhood is primarily residential, featuring everything from 20th-century bungalows to modern new construction homes. 12 South residents appreciate the walkability of this thriving community and the wide variety of beautiful homes along tree-lined streets.

The heart of activity is on 12th Avenue South, which is home to a variety of local restaurants, including bartaco, Burger Up, Ladybird Taco, Emery Wood Fired, Taqueria del Sol, Locust, Edley’s Bar-B-Que, Josephine, and many more. Plus, the street contains a wide range of shops and boutiques, such as White’s Mercantile, Draper James, Vinnie Louise, imogene + willie, Outdoor Voices, Molly Green, and more. After all this shopping and eating, head south on this lively street to reach Sevier Park, which has a community center, a playground, trails and plenty of green space, where the 12 South Farmers’ Market takes place on Tuesday nights during the summer and fall.

With colorful murals aplenty, sidewalks and bike lanes, and new and exciting businesses emerging on a regular basis, 12 South is a desirable area for both visitors to Nashville and residents who are lucky enough to live there.

Sylvan Park

Looking for charming historic homes, green space aplenty, and a tight-knit sense of community? You’ll find all of the above in Sylvan Park, a primarily residential neighborhood just south of Charlotte Avenue on the west side. There are a few restaurants and bars in Sylvan Park, such as Edley’s Bar-B-Que, Park Cafe, answer, and many more along Charlotte. Plus, the neighborhood enjoys easy access to I-40 and 440, which means residents can easily reach any part of the city in a matter of minutes. Sylvan Park has established a well-connected community in which neighbors take the time to get to know each other. The neighborhood has some of the most charming historic homes in the city, including Tudor and cottage-style homes dating back to the 1920s and 1930s. Many young professionals and professors live in the area, as Vanderbilt University and VUMC are not far away.

It’s easy to stay active in Sylvan Park, which is home to McCabe Park, where you can golf, bike, walk, or play basketball or tennis. The Richland Creek Greenway has miles of paved trails winding through the park!

“Sylvan Park is a fabulous neighborhood full of historic homes chock-full of character, families enjoying time together outdoors and easy access to great restaurants. It feels like walking into the warm glow of youth, with lemonade stands in the summer, kids learning to ride bikes at the park and friendly faces smiling from every corner.”

Hillsboro Village

Divided by the lively 21st Avenue South into two distinct sections (Hillsboro-West End and Belmont-Hillsboro), Hillsboro Village is a popular neighborhood providing the perfect mix of residential and retail. The heart of activity is along 21st Avenue, where you’ll find an amazing selection of restaurants, bars, coffee shops, boutiques, and more. Plus, as the name suggests, Belmont-Hillsboro is home to Belmont University — and Vanderbilt is not far away — which makes this area popular amongst college students, professors, and young professionals.

Belmont-Hillsboro was originally just one single estate, which included the Belmont Mansion, surrounded by farmland, and was developed as a residential area in the early 1900s. Many of the historic homes still stand today, accompanied by some newer builds.

The arts are alive and well in Hillsboro Village, with venues like the historic Belcourt Theatre and the many performing arts theaters on Belmont’s campus, including the Massey Performing Arts Center, the Fisher Center for the Performing Arts, McAfee Concert Hall, and more.

Need a Realtor in Hillsboro Village?

“Hillsboro Village is perhaps the most charming of Nashville’s walkable neighborhoods. Look no further to find beautiful historic homes under lush canopy, all within minutes of local amenities. It truly lives up to its title of Village. Ask me about the “secret sidewalk” and other hidden treasures!”
