Selling Houses Australia S15 Ep 5 – Elanora, Qld

This beautiful four-bedroom Queenslander has been home to Jenni and her family for thirty years.  But now the children have moved out and it is time for Jenni to declutter and downsize.  The house is in a tired and neglected state and will require a considerable amount of refreshing and updating to become a saleable asset.

Wendy felt the house had a solid floor plan and a good quality timber floor that could be retained.  Her main focus would be to clear the clutter, update the décor and refresh the old kitchen.  Taking inspiration from the beautiful bones of this Queenslander, Wendy settled on a colonial theme for styling and decorative elements.

The kitchen had a good layout but was very dated.  So, with a tight budget to manage, Wendy decided to refresh the kitchen rather than replacing it.  Doors, benchtops and splashbacks were all resurfaced, while the vinyl floor was replaced with a herringbone timber flooring.  The herringbone detailing served two main purposes – it introduced a sense of luxury to the space while also creating a contrast to the original timber flooring in the rest of the house.

The original half wall in the lounge room and hallway was removed, which immediately made the space feel bigger.

To underpin the sense of elegance she was trying to achieve – and maximise the perception of space – Wendy chose a paint scheme of cool neutral tones with highlights of blue.

Living, dining and family room, plus hallway, were painted in Wattyl I.D. Advanced Ultra Low VOC in the beautiful stone hue of Dewkist.  All trims and kitchen louvre doors were painted in Wattyl Aqua Trim Satin in pure white.  Together, these created a really fresh, modern aesthetic.  Bedroom 1 was painted in Wattyl I.D. Advanced Diamond Blue, a soft, clean powder blue, while Bedroom 2 received a coat of Wattyl Darling Blue which is a little moodier.

The budget didn’t stretch to refurbishing all four bedrooms, so Wendy chose to do two bedrooms, which would give prospective buyers a clear sense of what could be achieved.

The kitchen was painted in Wattyl I.D. Advanced Low Sheen Aspiration, a whisper-quiet white with a blue undertone.  All ceilings were finished in Wattyl I.D. Advanced Celing Flat in white.

Just the application of this paint scheme completely transformed the interior of this Queenslander!

Outside, the house was looking very tired and run down with decades of mould build-up adding to the overall appearance of neglect.  With a minimal budget, Dennis had to make sure he came up with some ideas that would have a big impact with little outlay.

Both the roof and the façade were given a soft pressure hosing to remove the years of mould and dirt that had built-up.  Overgrown trees and foliage were removed to make the house more visible from the street.

The house was then given a fresh coat of paint – Wattyl Solagard Low Sheen in Wattyl White, with trims in a beautiful verdant Truly Emerald.  This colour scheme fitted perfectly into the home’s surrounds.

Set back on a large block of land, the home has a big front garden that had become soggy and unusable due to the excess rainwater run-off from houses further up the street.  Dennis created a dry creek bed, starting at the rainwater pipe leading down the front of the house, to drain the excess water and prevent pooling at the front.

And once he had fixed the runoff, Dennis installed a footpath from the street to the new steps of the home – a good first impression for prospective buyers.

Finally, Dennis and Wendy collaborated on the styling of the wrap around veranda, choosing colonial-style furniture pieces that will offer a comfortable spot from which to take in the surrounding views.
