GL Homes in Tampa – Honest Review

In today’s day and age customers and potential customers rely on reviews when they are looking for products, services or service providers and home buying/building is no exception. Today I bring you a review of GL Homes in Tampa. Before you dive right into the review allow me to give you a little background on GL Homes. The reasons why I made this video because I noticed some issues that concerns me that I have never ran into before.

This is your Tampa bay realtor Lance Mohr and in this video, I want to talk about The Ridge at Wiregrass Ranch by GL Homes. If you’re considering, even thinking about buying a GL home in Wiregrass Ranch, The ridge or anywhere else in Tampa Bay, you need to watch this video. I’m going to give you some shocking information when it comes to the home Inspector that you really need to know and you really need to understand. That’s what I’m going to go over in this video.

Pleases keep in mind when I do these videos, I’m not here to pick on any builder or any subdivision whether it’s The Ridge at Wiregrass Ranch, whether it’s GL Homes or anyone else. I’m doing this videos to help out buyers. I just ran across some stuff with GL Homes on their home inspection form, basically their policies and procedures. I’m going to do a screenshot, but if you’re considering buying a GL Home, you really need to understand this because I really find it a little disturbing on what’s going on. And again, I don’t say this and have any malice towards GL Homes. If you want, check out above. You could watch my review on GL Homes, but I definitely think this is something that all potential buyers need to know, they need to understand before they sign a purchase contract with GL Homes or pretty much any company to know what they’re getting into. I’m going to do a screenshot. It might be a little bit different because of the audio because I’m using two different microphones, but I hope this helps you. Hopefully, they’ll change this and rectify this before you buy a home, but I would definitely ask them before writing a contract. Hopefully, you’re using a real estate agent but whether you are or are not, definitely check this out.

If you’re going to be buying a home at The Ridge at Wiregrass Ranch or you want to buy a home in GL Homes or pretty much any builder. I highly recommend you get inspections and know this if you watch my videos. Builders want to do a good job, but they’re not perfect. The homes not perfect, so get an inspection. This is something I actually just this yesterday and I want to go over it because there were a lot of things that concerned me. If I was buying a home at The Ridge or if I was buying through GL Homes, this would really concern me. You could read over this and put into it what you want, but I‘ll just go over some of the stuff that was concerning to when looking through this. A lot of it was just normal. The inspector must have appropriate credentials. The inspector must carry insurance and be bonded and meet the construction manager at the site. All that sort is okay. The couple things that I have a problem with was on paragraph 2C right here, comprehensive automobile liability insurance up to $500,000. I have no idea why they would want automobile insurance coverage certainly up to $500,000. That seems very absurd, but again, that’s probably one of the smaller things. It just might be hard finding an inspector that has that type of coverage.

The other thing, if you look at paragraph 4, that I have a problem with and a pretty big problem. It says the scope of the inspector’s role is limited to visual inspection. No testing of any kind. That’s absurd. What’s an inspection for? If you look at inspections for pre-owned homes or pretty much any homes, it’s to go over mechanical components of the home to make sure that it was built right that it’s going to last, not just for cosmetic items. Then we go to a paragraph number 5 if you took in that, the 5B inspector may not walk on finished roofs. 5D, inspectors are not allowed in the trusses or in finished attic space. The number one thing in my opinion that comes up down the line on a home builder’s home could be roof issues. This could be very big. You want your inspector to walk on the roof. You want him to go up in the attic and crawl through and walk through and look and make sure everything is done correctly. Then on 5E, no testing of any kind whatsoever. I don’t even know how a Florida inspector is going to complete your inspection report set forth by the state because that’s what they’re doing. They’re going out there testing things. They are testing the dishwasher, the microwave. They’re testing electrical. They’re testing plumbing. They’re looking at the roof. It’s all on the state form that they have to use. To me, this is very concerning. What’s the point of hiring an inspector if they could not check things out if they couldn’t test it if they couldn’t go on the roof and in the attic?

It’s really concerning when I saw this. I would have a really hard time buying a home from any builder that had something like this. Maybe they changed it by the time you’re watching this video, but I would definitely if you’re looking at buying a home by GL. I’ve never run into this from any other builder. I’ve never run into it from Cardel or Lennar or Homes by Westbay or anybody, anything like this right here. This is why I’m doing a video because I want to help you.
