September 2021 Portfolio update: mortgage paid off!

  • My total Net Worth decreased to 549708 EUR (-1774), details of its history here
  • I sold off 22k in stocks and moved this largely to cash / ETFs
  • I paid off my mortgage on my apartment, this was about 550 EUR / month

Big party this month as I managed to pay off my mortgage. I live in a small one bedroom apartment and I paid this off fully this month. It is nice to know that I will have 550 EUR extra per month. I have put in a few extra automatic transfers:

  • 160 EUR per month that I can spend on stocks
  • 840 EUR per month that I will invest in ETFs
  • 50 EUR every 2 weeks to buy Crypto

By putting a few automatic transfers in place it will make sure that not only am I investing 1100 EUR per month, I also make sure I do not invest to much on emotion.

Another big change is that I trimmed down my stock portfolio to just 5% of my global portfolio. The main reason is that I really was having problems with not investing on emotion so this will hopefully help.

The last big piece of news, and the reason that this blog is a bit late, as that I did my first business trip since Corona. The nice thing is that I get 45-61 EUR per day for being abroad. At the same time I do need to spend more money on eating out, I would say this goes from 30-40 EUR per day that I spend on food. This trip I spend 84 EUR for 4 days so that’s a nice margin. Before corona I was travelling full time and this gave me an extra 15000 EUR per year on income. I would like to travel once a month in the future. I did get reminded how tired I get after these trips in the weekend, since I did go out every day..

I plan to start writing about my Monthly Saving Rate and then I will put a few more details about the trip there.

The stock market as a whole did really poorly in September. Probably the worst month this year. Now historically September is usually a bad month, and this year its even worse because of FUD around Evergrande. Evergrande is a real estate company and it has about 300 billion in debt they might default on. While the Chinese government is not bailing them out they did encourage Chinese local governments to buy assets from Evergrande. Right now there is no contagion to other companies yet, but of course there is a huge amount of FUD in the markets.

Now lets find out how my portfolio did this month and what changes I made.

My Portfolio

My Portfolio has increased to 221831 EUR (-5947). But because of selling off stocks I also still have 4500 EUR in cash that I did not spend yet. If I were to include that the drop would “only” be 1500 EUR. Main thing that caused the drop was the global market that really did not perform well this month.

ETFs

The core of my long term strategy is ETF‘s. I currently ow 5 ETFs all having a huge spread worldwide over multiple sectors. ETFs are the easiest way to begin investing or to put large bulks of money into the stock market.

My 5 existing ETFs dropped with about 3% this month.

High risk – high reward(?) growth portfolio

I sold off $BABA, $QELL, $U and $AST. Not that I stopped believing in these stocks but I wanted to derisk my portfolio and move more to ETFs.

I kept my 3 highest convictions: the clean meat stocks Agronomics & Meatech and of course Palantir. I did trade a bit with Palantir, as I sold them when they were above 27$ and bought them back at 24.64$.

Agronomics had a really good month as it managed to both do new investments and re-evaluate some companies in their portfolio.

Real Estate

I currently owe one apartment that I purchased in 2010 for 136.000. I got it re-estimated in 2020 at it was valued at 185.000 EUR. I did a re-evaluation of my apartment that values it at 199245 EUR. It is both related to a general rise in apartment prices of 6-7% and the value of apartments in my region. This contributed over half to the increase of my Net Worth.

I fully paid of the mortgage on this apartment. It feels much more free then before!

Crypto

My Crypto strategy is to buy Cardano bi-weekly. Additionally I take any free coin I can get on Coinbase as it comes buy. I transfer 50-60 EUR every 2 weeks right now.

Startups

No updates about my startups this month. No news is often good news. My plan is to slowly lower this portfolio, but of course its very illiquid.

Right now I have 2200 EUR still active in startups.

I am using Spreds to purchase these startups.

Peer to Peer

I am left with only 4 peer to peer investments left, 3 I have considered to be in default. I have not defaulted on Mintos yet as there is a payment plan to get back the money in the next 2-3 years

Nothing new on CrowdEstor. I am just waiting for what will happen with my last 100 EUR investment there. I have already defaulted this investment in my portfolio.

According to Mintos Capital service already paid back 124.000 EUR of cash since February, however nothing of this has reached my portfolio so I have written Mintos to ask how this money is being distributed.

Retirement funds

I decided not to update my retirement funds all the time since for most of the funds I get an update just once a year, so I will update it also just once a year. This is from end of 2020. I will update it again in December 2021.

Savings

This was last updated on 30-04-2021.

I will just update this once a year, namely in December, as I don’t think its very spectacular to write about my savings here.

Unless something big happens of course, such as a real estate purchase.
