Approved plan of the building – The plan of the building is a must document, and it is important that the Builder must have an approved plan. The plan should be approved by the local body before the construction is started. Follow up in shortfalls, whether big or small is really important. Because of if they are still there, it might lead the builder and probably the buyer into some trouble.

Letter of Allotment – The allotment letter is another very important document as it helps you secure the deal. In the letter of allotment, the builder will prepare a document, in which will be mentioned the project details. This letter will include details such as address, apartment number etc.

Sale Deed – Sale deed is of great importance as it is an agreement between you and the seller regarding the sale of the property. It mentions all the terms and conditions which have been agreed by both the parties. It also states that legal action can be taken if the conditions are not met.

Certificate of commencement– A builder cannot start the construction unless and until all the clearances and their relevant documents are with the builder. Once the builder has this, he can then must get the certificate of commencement from a local body.

Certification of completion – This again is an important document, especially for those properties which are ready to move in. The certificate states that the building is equipped with all the necessary amenities such as water, electricity and drainage system.
