So just when you think everything that has to do with real estate slows down during Christmas, we see that 617 homes and condos sold in December in Baldwin County.  Also, this doesn’t include land sales or commercial properties.  For quite some time Baldwin County has been in a slight buyer’s market and that remains the case with this listing to selling price ratio at 96%.  Buyers for the most part are able to get an Average of 4% off the asking price.

With nearly 19 closings every day of the month in December, I would say that Baldwin is doing quite well and creating a big draw for home buyers from all over the country.

Recap based on December statistics:

  • If you’re thinking about buying a condo at the beach, Gulf Shores is cheaper than Orange Beach by an average of $39 per square foot.
  • Do you want a single family home near the beach?  Foley is priced $148 less per foot than Orange Beach and $97 per foot less than Gulf Shores (for single family homes).
  • For single family homes on the Eastern Shore, Daphne homes are the least expensive selling at $116 per foot, followed by Spanish Fort at $121, and then by Fairhope at $151 per foot.
  • For single family homes, Foley has the best deal in the county at $110 per foot followed closely by Daphne at $116.

This recap only represents the major cities of Baldwin County and not the smaller towns like Loxley and Summerdale.

For the month of December, there were a total of 617 sales for both single family homes and condos.  This is a 37% increase over homes that were sold in December of 2018.

MEDIAN SALES PRICES

Median = the middle value, out of all the home prices this is the price in the exact middle – not average.  Half of the prices are listed both above and below.

The median sales price has increased 5.9% from the same time last year.

AVERAGE SALES PRICES

Average = taking the sum and dividing it by the number of prices.  The average sales price is 12.9% higher than from December a year ago.

DAYS ON THE MARKET

Days on the market is a great indicator of the pulse of the real estate market.  You can see here that demand is much larger this year than last year.  These numbers indicate a 10% decrease for time on the market.

INVENTORY TO SALES RATIO

Months of supply = the inventory for sale divided by the current monthy sales volume.  The real estate market is said to be balanced at a 6 months supply.

Baldwin County has a 4.3 months supply which is a 41.6% decrease from a year ago.
