Before approaching an architect, these 7 things you must know ! ! !

Remember💡 hiring a consultant👩 is better than doing all stuff by all yourself. You can save time⌛ and money💰 too.

1. What you really want ? 💬 Give clear brief.
Give your architect clear and complete design brief. You can do some research before approaching. Discuss with your family and friends. Do some casestudy if possible, to make your concept clear.
Please avoid changing ideas again and again, this can lead to a long and time consuming process for you. As time is equals to money. Designer might charge according to time involved in the project.

2. Architectural fees.
You must refer to scale of charges as per government of your country. As in India, scale of charges is given by C.O.A. (Council of Architecture), India. Here you can also verify your architect by his/her COA no. (unique identification no. for architects)
Architect charges according to per sqft rate or on basis of percentage of overall project cost . It also depends on type of project, scale, work involved. Research about this in your city. But rate differ from architect to architect, one cannot compare their rates. Their fees are according to service provided by them, experience, location etc.
In Nagpur, India, rates for designing a project excluding interior and landscape are 40-50/ sq ft and for interior project it is 80-100 sq ft. but may vary from project to project.


3. Work order. 📝
It is a agreement between client and architect. In which project detail and disbursement of payment is scheduled, that is stage wise payment of certain amount of percentage of total fees. That is signed by both. After that designing starts !

4. Professionals involved in a projects and advance payment.
Architects have team of junior architects, structural engineer, 3D designers, surveyor, site supervisor etc. So you need to pay advance for whatever service you want. As it is best for both of you. As mostly genuine people pay, as time and hard work of architect is saved. Sadly sometime architects won’t get paid for the services if they won’t charge in advance.

5. Documentation of property. 📓
Clients should have proper documents of their property for approval/ sanctioning of their building plan from local authority. The local authorities are muncipal coporation/ nagar parishad.
In india documents required for this are, registry, 7/12, N A  docs, & aakhiv patrika, nazul map for old plots etc. All latest/ updated documents are required.
Submission drawings are made by architects using autocad software, as per DCR (Development Control Regulations, India) of the city. After that online submission is done through government website.

6. Complete drawing set required for the project:- 📘
Conceptual Work
Finalisation of drawings / Freeze Plans
Elevations, Sections and 3D
Center Line drawing
Brickwork Detail plan
Electrical & Plumbing Detail
Toilet & Staircase Detail

Conceptual Work: According to client’s requirement, & their provided design brief. Basic dwg are prepared for first discussion and then discussed. After getting feedback from client this plan is revised.
Finalisation of drawings / Freezing Plan
If clients are satisfied, only after that, architects moves ahead for preparation of other necessary dwgs.
Elevations, Sections and 3D model
After plan they work on ele, sec and 3d. They will discuss with client and then revise them. And detailed drawing are prepared for execution!
Center Line drawing
It consists of column and foundation details.
Electrical & Plumbing Detail
Electrical & Plumbing layout is given according to furniture layout, or after finalization of interiors. If building automation is their, it is also considered in electrical layout.
Toilet & Staircase Detail
Their detailing includes plan, elevation, and sections with detailed material specifications. Reinforcement and railing detail etc. in case of staircase.

7. Designing interior and landscape projects.🏠
They are professionals and know about material details, latest trends, design detailing, and experience of doing interior work. While Landscape designer know about plants, their height, foilage, use and everthing about element involved. Give your design brief. They take measurement of the space/area. And will provide you design.
