We are looking for The Permitting Manager (Area) who will serve as the zoning and permitting expert for their area. The individual will work with the Right of Way group to ensure government entities grant Rights of Way permits as required. Working with a high degree of self-direction, you will support Project Managers and Field Supervisors through pre-filing, filing, research, permit, approvals and variance processes. This position is responsible for researching and preparing documentation for required permits, right of ways, easements, and land use for building and executing large-scale infrastructure projects. This position would be responsible for overseeing the real estate approvals of a large number of wireless sites and keeping accurate site status trackers for our clients. Position will require some travel.

ESSENTIAL JOB RESPONSIBILITIES
Oversees all aspects of submitting and acquiring permits needed for installation on poles and other infrastructure within the public right of way and public utility easements
Maintains relationships with municipalities and manages all aspects of complying with conditions of approvals from municipalities for installation, operation and maintenance of facilities and networks
Serves as subject matter expert on matters related to local municipal codes and to effectively communicate status of sites
Informs other internal functional groups about requirements and regulations of government entities and municipalities to assist with compliance with general conditions of approvals at permit and construction stages of the project, and to meet project timelines
Reviews agreements and municipal code and/or zoning ordinance changes
Provides research and advice to internal clients regarding access rights, permitting, and project deployment
Submits general permit applications to various cities' building departments in order to obtain "over the counter" permits
Delivers permits to the job site and/or to a company representatives
Identifies, and thus avoids, obstacles that could otherwise slow or stop the permit process
Represents the company with the Department of Buildings' Commissioners and Examiners; and guides and troubleshoots projects through to resolution
Manages and/or assists with all aspects of submitting and acquiring entitlements and agreements needed for installation of client facilities on poles and other infrastructure within the public right of way and public utility easements
Assists in researching and preparing authorizations analyses detailing the applicable process(es) and the associated procedural requirements, costs, timelines, and identifiable risks for each jurisdiction contemplated in new project opportunities
Maintains relationships with municipalities and manages all aspects of complying with conditions of approvals from municipalities for installation, operation and maintenance of client facilities
Completes leasing packages and other documentation required by the client
Researches and obtains information regarding all applicable planning, zoning codes, and regulations which would affect the development of a site
Maintains complete documentation related to all planning procedures, communications regarding the sites, and actions taken on each site assigned
Prepares and ensures completeness of all necessary zoning applications and supporting documentation including written site description, justification for site, plans and sketches, maps, and photo simulations
Organizes and conducts presentations for neighborhood meetings or public hearings, as required, by local jurisdictions or as requested by respective property owner(s)
Obtains all municipal permits required for wireless site deployment. This will include travelling to municipal offices, meeting with municipal officials, and representing the client at municipal meetings
Obtains all municipal, county or state right of way approvals, as required
Manages a large number of sites through any required environmental and/or historic approvals
Maintains an up-to-date tracker, and communicates status to client and internal stakeholders on a regular basis
Maintains orderly records of all documents
Manages multiple projects simultaneously through to completion
Works independently and/or remotely with limited supervision
REQUIRED QUALIFICATIONS
Bachelor's degree required
Minimum of 5+ years of wireless site acquisition, real estate permitting, or equivalent experience
Experience working for a wireless carrier, regulatory/governmental/external affairs consulting firm, a utility, or a municipality, or in a Planning, Zoning, and Land Use capacity
Experience in presenting and speaking to the public and governmental entities
Experience working with engineering teams, preparing permit applications, and understanding construction documents
Experience in navigating corporate and governmental environments and working within a corporate group context
Knowledge of the leasing process and leasing documents
Excellent communication and organizational skills
Ability to prioritize and multi-task
Self-starter and ability to work independently yet within a team context
Wireless industry experience a plus
Prior knowledge of obtaining building permits, express permits and dealing with other departments such as Planning and HPOZ clearances is helpful, though not an absolute must
Experience working with local zoning jurisdictions preferred
A proven ability to work efficiently, multi-task, meet stringent deadlines and achieve project goals
Strong leadership, organizational and written and verbal communication skills.
The ability to work in a schedule-driven environment
A "can do" attitude while being highly adaptable, flexible, willing to perform multiple functions, and a team player
Ideally the resource should have,
5-7 years experience and the person should be capable to manage projects and is PM type person. Thinks in schedules and coordinating.
