5 Ways Commercial Pool Maintenance and Repair Differs from Residential

A commercial Pool is any public or semi-private pool – a public swimming facility, a membership only location like the YMCA, an HOA, or even a residential pool when used by the owner to give swimming lessons, for example. Though in the last example, the State of Florida sees the home pool as residential, regardless of its use; however, the owner should consider a commercial pool service rather than a residential one.

Pool maintenance and repair is not the same for commercial and residential. Commercial pool maintenance and repair contain the same elements as for residential, but the frequency and complexity of the maintenance and repair make the difference:

1. Pool Size and Depth

Because of the overall volume of water and surface space of the pool, bigger and more equipment is required to keep a commercial pool clean. More taxing use of the equipment means more frequent repairs and equipment replacement than for a residential pool.

2. Number of Swimmers

The more swimmers in the pool increase the risk of health and safety issues – not just at any one time but each time a pool is open. Residential pools may go for days without being used and then only by family members.

This means that commercial pools must be cleaned more frequently – anywhere from each day the pool is open to three times a week, depending on the size, depth and swimmer numbers. Chemical balance is more important to eliminate infections and bacteria growth.

More swimmers mean more problems with drain covers, step rails and ladders becoming lose; chipped tiles and worn plaster that can cause cuts and abrasions, and lose lights that can cause electrocutions. Therefore, more safety checks are needed for commercial pools.

Both #1 and #2 above require more chemicals be kept on hand because both cause more contaminants that need to be eliminated.  Also, they cause filters to clog more often and work much harder than in a residential pool.

3. More and Stricter State Regulations

Statutes and laws governing commercial pools are different than for residential, including ensuring health and safety issues are corrected immediately or close the pool until repaired. Frequent inspections for code violations occur throughout the year. Standards, such as chlorine level limits, are different and more specific for commercial pools. Chemical and water levels require constant monitoring.

4. Heated Pools

Commercial pools are often heated, making them a breeding ground for algae and bacteria growth. More frequent cleaning and shock treatments are necessary.

5. Licensed Professional

Whether a commercial or residential pool, your pool service professional should be licensed. This is especially true for commercial pools to ensure you comply with the complex state codes and regulations, as well as the complexity of maintaining the pool.
