A career as a Texas real estate agent can be up and running in just a few weeks and the requirements for earning your Texas real Estate License are easier than you might think.
How to qualify for your Texas real estate license
The basic requirements to begin your real estate license education in Texas are quite simple. You must be a minimum of 18 years old, a United States citizen, and a resident of the State of Texas. A background check to ensure that you are of good character without a criminal record will be required. If you can meet these qualifications, you can continue on to the educational requirements to getting your Texas real estate license.
Course requirements for a Texas real estate license
In Texas, you are required to complete a total of 180 hours of pre-licensing courses. You’ll also have to complete a course final in order to sit for the real estate licensing exam. The real estate course hours covers several areas of specified coursework, including:
- 60 hours in principles of real estate
- 30 hours in law of agency
- 30 hours in law of contracts
- 30 hours in promulgated contract forms
- 30 hours in real estate finance
Texas online real estate education
In Texas, you are allowed to complete all of your pre-licensing course requirements at an accredited Texas online real estate school. Real Estate Express courses are approved by the Texas Real Estate Commission.
Applying for your Texas real estate license
Once your Texas real estate education requirements are met you must submit your proof of education to the Texas Real Estate Commission for verification. When the prerequisites are satisfied you will be permitted to apply for an inactive salesperson license. When your application to take the exam has been accepted by the Commission and fees have been paid the Candidate Information Brochure (CIB) will notify you of your exam registration information.
Texas real estate license fees
When you submit your application to the Texas Real Estate Commission, you’ll have to pay the following fees:
- Original application: $205, required for all applicants
- Subsequent background check fee: $29.75
- Paper processing fee: $20 (required only for those applying by mail)
Texas real estate broker sponsorship
Before you can practice as a licensed sales agent in Texas, you must arrange for a Texas real estate broker holding an active license to sponsor you as a sales agent. Applicants and inactive sales agents are not authorized to act as a real estate license holder. Your two options include:
- File the sponsorship request along with the application
- File the application and arrange for sponsorship after the Commission notifies you that you have been issued an inactive license
Texas real estate license exam
Pearson VUE will administer your Texas real estate license exam. Once your complete application is received and processed and education is satisfied, you will be notified as to whether you are eligible to sit for the examination. The exam notification will have instructions for contacting the exam administrator and obtaining a copy of the candidate handbook to register for the exam.
The candidate handbook contains:
- Information about the examination
- Study material
- Instructions for making an exam reservation
Important tips about your Texas real estate license
When you take your final exam, you must show two forms of signature identification to be admitted to a testing site. The name on your identification must exactly match the name on the application for a license.
You must pass your Texas real estate exam within one year after your application is filed with the Commission.
