Once a month I post the statistics for all of the homes and condos that have sold in the 6 major cities of Baldwin County which include average selling prices, average price per square foot, days on the market, etc.
These weekly posts give you a good idea of what the market is like for Daphne, Gulf Shores, and Orange Beach.
Properties For Sale Stats:
Daphne
- Median list price – $256,900
- Average price per square foot – $111
- Average days on the market – 150
- Percentage of homes with a price decrease – 29%
- Median House size – 2,355 square feet
The sales of homes have begun to exceed inventory which has been lightening. As this is a sign of moving into a seller’s market, Daphne isn’t there yet. If the trend continues there will be an upward pressure in pricing. For now, conditions in Daphne still favor the buyer.
Gulf Shores
- Median list price – $395,000
- Average price per square foot – $182
- Average days on the market – 168
- Percentage of homes with a price decrease – 27%
- Median House size – 2,314 square feet
Market conditions for single family homes in Gulf Shores show signs of slowing with inventory and pricing are relatively unchanged. The market favors the buyer.
Orange Beach
- Median list price – $429,000
- Average price per square foot – $197
- Average days on the market – 201
- Percentage of homes with a price decrease – 10%
- Median House size – 2,400 square feet
Supply of homes has started growing relative to the demand from buyers so pricing has remained static over the past few weeks. Market conditions in Orange Beach remain favorable for the buyer.
