Bonita Springs Homes Market Statistics – May 2017

Median sold price for single-family homes increased 6.6 percent in the year over year comparison (May 2016 to May 2017) from $335,000 to $380,000. (The Median Sold price is the middle price, where half of the sales are of lower value and half are of higher value.)

The median sold price of homes in Bonita Springs during 2017 is $400,000. Last year the median sold price was $391,650. The median sold price has increased 2.1 percent.

Median sold price for May was $380,000. The median sold price increased $5,000 over the previous month’s median sold price of $375,000 or 1.3 percent.

91 homes sold in May, last May 91 homes sold. 95 homes sold in the month of April.

The median sold prices remains 23.8 percent below the market peak in 2007, when the price was $525,000.

Single-family home prices bottomed in 2009 and 2010 when the median sold price was $225,000. As noted above, in 2017 the median sold price has been $400,000. This represents an increase of 77.8 percent since the bottom of the market.

The number of Bonita Springs homes for sale at the end of May was 509, while in April there were 546 homes for sale. In May 2016 504 homes were for sale in Bonita Springs.

Homes for sale in Bonita Springs shows 5.9 months of inventory. (Sellers’ market exists when months of inventory are less than 6 months. Buyers’ market occurs when months of inventory exceed 6 months.) Last month was 6.3 months of inventory. Months of inventory decreased from last May’s 6.3 months.

Homes classified as distressed properties (potential short sales and foreclosures) – 4 or 0.8 percent of the total market – 2 (0.4 percent) is a potential short sale and 2 (0.4 percent) and are foreclosed or REO (real estate owned) properties.

New listings for homes coming on the market in May 2017 – 130 with a median list price of $429,900, compared to last year’s May figure of 109 with a median list price of $399,000. During April, 99 homes were listed for sale with a median list price of $464,900.
