Bonita Springs Homes Market Statistics – March 2017

Median sold price for single-family homes decreased 3.3 percent in the year over year comparison (March 2016 to March 2017) from $426,780 to $412,500. (The Median Sold price is the middle price, where half of the sales are of lower value and half are of higher value.)

The median sold price of homes in Bonita Springs during 2017 is $420,000. Last year the median sold price was $391,650. The median sold price has increased 7.2 percent.

Median sold price for March was $412,500. The median sold price decreased $67,500 over the previous month’s median sold price of $480,000 or 14.1 percent.

126 homes sold in March, last March 81 homes sold. 73 homes sold in the month of February.

The median sold prices remains 20.0 percent below the market peak in 2007, when the price was $525,000.

Single-family home prices bottomed in 2009 and 2010 when the median sold price was $225,000. As noted above, in 2017 the median sold price has been $420,000. This represents an increase of 86.7 percent since the bottom of the market.

The number of Bonita Springs homes for sale at the end of March was 585, while in February there were 608 homes for sale. In March 2016 544 homes were for sale in Bonita Springs.

Homes for sale in Bonita Springs shows 6.7 months of inventory. (Sellers’ market exists when months of inventory are less than 6 months. Buyers’ market occurs when months of inventory exceed 6 months.) Last month was 7.3 months of inventory. Months of inventory increased from last March’s 6.4 months.

Homes classified as distressed properties (potential short sales and foreclosures) – 3 or 0.5 percent of the total market – 1 (0.2 percent) is a potential short sale and 2 (0.3 percent) and are foreclosed or REO (real estate owned) properties.

New listings for homes coming on the market in March 2017 – 139 with a median list price of $467,500, compared to last year’s March figure of 148 with a median list price of $436,950. During February, 179 homes were listed for sale with a median list price of $449,000.
