Bonita Springs Homes Market Statistics – January 2017

Median sold price for single-family homes decreased 17.6 percent in the year over year comparison (January 2016 to January 2017) from $460,959 to $380,000. (The Median Sold price is the middle price, where half of the sales are of lower value and half are of higher value.)

The median sold price of homes in Bonita Springs during 2017 is $380,000. Last year the median sold price was $391,650. The median sold price has decreased 0.3 percent.

Median sold price for January was $380,000. The median sold price decreased $1,500 over the previous month’s median sold price of $381,500 or 0.4 percent.

Median sold price percentage change from the prior year:

  • 2017 – -3.0
  • 2016 – -0.3
  • 2015 – +15.5
  • 2014 – +4.6
  • 2013 – +22.6

Historical Pricing Perspective:

The median sold prices remains 27.6 percent below the market peak in 2007, when the price was $525,000.

Single-family home prices bottomed in 2009 and 2010 when the median sold price was $225,000. As noted above, in 2017 the median sold price has been $380,000. This represents an increase of 68.9 percent since the bottom of the market.

63 homes were sold in January, last January 58 homes were sold. 106 homes were sold in the month of December.

Months of Inventory:

Homes for sale in Bonita Springs shows 7.3 months of inventory. (Sellers’ market exists when months of inventory are less than 6 months. Buyers’ market occurs when months of inventory exceed 6 months.) Up from last month’s 6.5 months and up from last January’s 5.8 months.

The table below shows the number of homes for sale and months of inventory by price range. Red indicates a seller market, yellow represents a neutral market, and green represents a buyers market by price range.

Listings:

The number of Bonita Springs homes for sale at the end of January was 600, while in December there were 531 homes for sale. In January 2016 513 homes were for sale in Bonita Springs.

Looking Forward:

New listings for homes coming on the market in January 2017 – 211 with a median list price of $455,750, compared to last year’s January figure of 198 with a median list price of $537,000. During December, 105 homes were listed for sale with a median list price of $449,900.

Distressed Properties:

Homes classified as distressed properties (potential short sales and foreclosures) – 8 or 1.3 percent of the total market – 2 (0.3 percent) is a potential short sale and 6 (1.0 percent) and are foreclosed or REO (real estate owned) properties.
