The exterior of the home should have curb appeal. The lawn should be tidy and it wouldn’t hurt to add a fresh coat of paint to the home. You can add a mailbox and other accessories to make the home inviting.

2. Keep It Clean and Simple

The inside of the home needs to be clean and free of fragrances and odors. Keep in mind some buyers may have allergies and the slightest scent of Febreze, Glade or other air fresheners can have a negative effect on the buyer. You may or may not choose to add furniture, but if you do, make sure you don’t overdo with decorating.

3. Remove Personal Belongings

Don’t make the open house awkward for buyers. Remove medication from cabinets, family photos, and other items that can cause the buyer to think twice about making an offer on the home.

4. Don’t Bring Pets

You may adore pets, but you never know if buyers share a mutual feeling. Pets should not be seen or heard during an open house. If removing pets is not an option, they should be kept in a room or space that doesn’t receive much traffic.

5. Spread the Word

Buyers need to know about an open house in order to attend. Post information about the open house on Craigslist and sites that are similar, the local newspaper, and social media platforms, such as Facebook. You can hand out flyers. Sending emails and handing out flyers are another way you can spread the word about an open house.

6. Marketing Material

Don’t let buyers leave empty-handed. Provide brochures and similar items to buyers as they enter the home or before they leave. Brochures are perfect because they provide beneficial facts about the home as well as photos.
