7 Steps To Master Property Showings

Property showings are an important part of the home selling process. These home showings could either be during an open house or during a private session. The important point is that prospective buyers will only be willing to pay money out of their pockets if they can imagine themselves living in the house.

Let me be honest, nobody would purchase a property that doesn’t appeal them or fulfills needs and wants of a home. If they don’t feel emotionally connected, they won’t buy it, it’s just a human nature. A property that isn’t ready for a home showing will make the buyers run away and it will be hard to find a buyer as a seller’s agent for your client. It’s your job to NOT let that happen.

How so?

Well, you can lend a helping hand to your clients in getting ready for a house showing. You can advise them on what to do and what not to. Get them to make the necessary improvements and take it from there.

The time you invest in getting the property ready will not only help to reduce the time needed for the sale but will also contribute in getting more money for your clients. Unless you are doing good in that, you are doing your job right my friend.

It’s the time!

It’s the time for you to put your consulting hats on and give out a few must pieces of advice that will help your clients. I have put together a few house showing tips that you can give out to start things off and get ready for a home showing.

1. Get The Exterior Ready

“You’ll never have a second chance to create a good first impression”

A bad first impression can be a deal breaker for many prospective buyers. Therefore, your first advice to your clients should be to clean the exterior and make sure that everything is on point.

If you don’t help your clients create a strong first impression, you’re losing the battle before it even begins.

I have compiled a short and easy checklist that you need to check while you help your clients get ready for house showings.

  • Making sure the lawn is mowed
  • Make sure the trees and bushes are trimmed
  • Paint is not worn out
  • Make sure the driveway is clear
  • Make sure to clean pet droppings

2. Get The De-Cluttering Done

Clutters are very common in households all across the globe. However, they can also be a turnoff for many buyers. Believe me, nobody would like to purchase a messy, unorganized property. For this reason, your second advice to your clients should be to de-clutter the house before letting in any visitors.

I have compiled a checklist you need to abide by when you’re de-cluttering for a house showing.

  • Make sure the stairs are clear
  • Make sure the entry ways are clear
  • Make sure closets have been cleared
  • Make sure that all things like hats, coat, shoes etc are put out of sight

3. Get The Kitchen Cleaned

Kitchen is the most important area of any home. They say that if you want to judge a house cleanliness, check out the washrooms and kitchen It’s the place where families gather, eat, socialize, and relax. As such, it’s very important that the kitchen of the property you are selling is well prepared the showing. Trust me when I say that some people make the decision to buy or not just by looking at how well maintained the kitchen in.

So your third advice to your clients should be to get the kitchen ready. Following are a few musts you should do when you get the kitchen ready.

  • Make sure the kitchen floors are cleaned
  • Make sure all counters are clean
  • Make sure there’s no memorabilia on the refrigerator door

4. Get The Bedrooms Ready

Bedrooms also play a vital role in making or breaking of a deal. So make sure that everything is set before a buyer comes to visit. They don’t want to look at the messy bedsheets and feel like they’re invading someone’s personal space. So my advice is that you tell your client’s to get the bedrooms ready before a showing.

A few tips to follow while preparing bedrooms are:

  • Make sure the beds are made up.
  • The bedroom floors are clean.
  • Make sure the furniture is properly arranged.
  • Make sure all personal items are tucked away.

5. Get The Bathrooms Cleaned

Bathrooms are an equally important part of any household. Buyers don’t want to see a dirty bathroom, it’s a major turnoff for them. So as an agent you should advise your client to clean out the bathrooms in the same manner as the kitchen.

I have put together a checklist for that as well:

  • Make sure all bathroom floors are clean.
  • Make sure the vanity top is clean.
  • Give special attention to baths/showers/tubs.
  • Make sure new towels are laid out.
  • Scent but not too much.

6. Re-Arrange Decor And Furniture

While you get ready for a house showing, it’s very important to keep in mind that you’re practical about the space available. Whether it’s rearranging the furniture to make the use of all the space available or removing unnecessary decor items. You must make sure that buyers are able to imagine living in this particular house.

An effective method would be to follow this checklist when re-arranging the furniture and décor. Here are a few tips to help you with décor and furniture:

  • Make sure the furniture is spaced right.
  • Remove all memorabilia.
  • Remove unnecessary items.

7. Get The Mood Right

The preparations won’t matter much if the mood isn’t right during the showing. So make sure that you make all the necessary arrangements to get the show going. Getting the mood right is very important as any one factor could work against you and believe me you don’t want that to happen.

Here’s a checklist to getting the mood right before a house showing gets on the way:

  • Set the temperature.
  • Let as much light in as possible.
  • Put on some music.
  • Make a fresh brew of coffee or cookies.
  • Communicate the plus points.

Preparing for a property showing is very important and people expect all of the above mentioned advice from a real estate licence holder. So don’t take them lightly and start helping your clients sell their property quickly and for the best possible price.
