The building’s HOA fee is around $0.32 per sq. ft. Because of the unit’s expansive floor area, the monthly maintenance fee is approximately $850. It covers building and grounds, security, trash and elevators.

The building’s HOA fee per sq. ft. is relatively lower than other luxurious buildings because The Moderne doesn’t feature building amenities like pool and wellness center. Also, it is a new building and is more energy efficient and easier to maintain than older buildings.

The Moderne is one of Houston’s newest luxury boutique condo at the heart of Rice Village.

• Tourelle Ventures LLC started the condo’s development in 2015 and later on partnered with Sudhoff Cos. The Moderne’s estimated move-in is on December 2017.
