Something to note is the numbers can get skewed lower because of lake properties that have association access or deeded access. A good example in this report is the home that sold at Majestic Lane as it is part of an association so the lake access is shared with other owners (if the lake access was private the market price would be higher). Missing from the report are ‘pending’ sales. Important information that I regret not being available in the market reports. On the lake home pages you can see properties that are under contract with an Inspection Contingency but you won’t see the properties that have an accepted Purchase Agreement without the existence of an Inspection Contingency (either one was never part of the PA or it has been removed).
