Top 20 NYC Single-Family Home Sales in 2015

2015 was yet another busy year for New York City real estate and we turned to our database for the top 20 most expensive single-family sales. All but one were in Manhattan. The single exception was a $15.5M sale in Cobble Hill, Brooklyn.

Here are the exceptional properties that were the most sought after by the world’s elite in 2015:

1. 127 E 70 Street, Lenox Hill

 

Sale Price: $37,000,000

This historic Lenox Hill townhouse boasts one of the most beautiful settings on Millionaires’ Row.

While the house sold for less than half the price of the most expensive condo transferred in 2015 ($91M for unit #75 in the famous One57 building), this gem is certainly no less desirable for the globe’s most distinguished buyers.

 

2. 16 E 10 Street, Greenwich Village

Sale Price: $32,000,000

Greenwich Village dominated 2015’s top single family home sales, with 4 out of the top 10 transactions, and 8 of the top 20. This 170-year old slice of history, complete with a 27 foot lap pool in the basement and a roof terrace was once under contract for a year by Sarah Jessica Parker and Matthew Broderick. The New York Post reports the couple purchased a townhouse several doors away in 2011.

 

3. 13 E 75 Street, Lenox Hill

 

Sale Price: $30,000,000

This Lenox Hill deal is reportedly just a part of a 3 parcel project owned by billionaire Roman Abramovich. The plan appears to be to combine 11, 13, and 15 East 75th St. to create a ‘megamansion’, spanning over 18,000 square feet.

Improvements could cost in excess of $6M, creating one of the biggest homes in NYC.

 

4. 247 Central Park W, Upper West Side

 

Sale Price: $25,000,000

Historic elegance meets modern luxury in this magnificent NYC masterpiece. Directly on Central Park, the royalty worthy William Noble House opens up to 6 floors of sleek modern living, including a 60 foot pool, and sports both a roof terrace and a Zen garden.

Previous owners include Walt Disney’s grandniece and Coach CEO Keith Monda.

 

5. 278 W 11 Street, West Village

 

Sale Price: $25,000,000

Robert Murdoch purchased this former B&B, and almost relisted it for sale.

Some see Murdoch on a NY house flipping spree, which could put as much as $1M a month in his pocket.

 

 

6. 157 W 12 Street, Greenwich Village

 

Sale Price: $22,300,000

Debates are swirling over who is really the beneficiary of this high profile transaction. The NY Times reports on speculations that it has the ‘signature’ of Mark Zuckerberg. Others pose it could be another original Facebook co-founder, or even Mark’s sister Randi Zuckerberg.

 

 

7. 10 W 10 Street, Greenwich Village

 

Sale Price: $20,000,000

West 10th Street has a famous past, and is known for being home to several writers including Edgar Allen Poe.

Having been beautifully renovated, this 6 bedroom NYC townhouse now boasts a chef’s kitchen, sauna, and meditation area.

 

8. 26 E 80 Street, Carnegie Hill

 

Sale Price: $19,850,000

Built in the late 1800s and nestled amongst several historic landmark buildings, this magnificent Carnegie Hill home is a dream come true.

Records show the building has a total square footage of 7450 and the new owner paid over $2600 per sqft.

 

 

9. 24 W 11 Street, Greenwich Village

 

Sale Price: $19,250,000

Built in 1920, this Greek Revival home has a classic brick front and its own courtyard. With an excellent location in Greenwich Village, the property has a total square footage of 5500.

 

 

10. 52 W 76 Street, Upper West Side

 

Sale Price: $18,500,000

After undergoing conversion back to a single-family property from four rental units, and a three year long renovation this home close to central Park sold for a substantial markup, earning its 10th spot in the list of most expensive homes sold in 2015.

 

 

NYC real estate continues to make massive price gains as celebrity buyers look to secure well located spaces, and some even dip their toes into flipping high-end homes, and renovating luxury rental properties.
