Top 20 NYC Coop Sales in 2015

 

The first half of 2015 was especially hot for NYC’s coop market! 15 of the top 20 most expensive units were sold in the first 6 months of the year! Lenox Hill dominates the list while the Upper West Side also made quite a few notable appearances.

Discover the most expensive NYC coop sales in 2015:

 

1. 834-836 5th Avenue #1112A, Lenox Hill 

834 5 Avenue

 

Sale Price: $77,500,000

Designed by Rosario Canela, this coop on the steps of the Central Park Zoo is one of the most prized addresses in NYC. This building may have been home to more elite executives and entrepreneurs than any other. It is connected to the fortunes of the Rockefeller family, Standard Oil, Chase Manhattan Bank, Charles Schwab, Fox, and Robert Murdoch and Elizabeth Arden.

NY Curbed reports that another unit in this limestone Fifth Avenue building sold to the head of The Blackstone Group, Tomlinson Hill, for $30M at the end of 2015. This transaction was not showing up in public records as of the time annual data was compiled.

2. 781-783 5th Avenue #1801, Lenox Hill

 

Sale Price: $67,500,000

Once pegged to become the most expensive home and coop sold in New York City, this magnificent unit in the ‘Sherry’ was originally listed for a grand $95M. It is still “the priciest apartment ever to sell in the Sherry Netherland” building. It offers spectacular views of Central Park and Fifth Avenue, which are only bested by the interior of this unit!

3. 680 Madison Avenue #PH, Lenox Hill

 

Sale Price: $52,000,000

This penthouse sale is the first of four Madison Avenue coops on this year’s top 10 list. Fifth Avenue also took four of the top 10 spots. However, all of Madison Avenue’s sales were in the same coop building, making 680 Madison Avenue a building to watch.

 

4. 1040-1044 5th Avenue #14A, Carnegie Hill

834 5 Avenue

 

Sale Price: $30,000,000

One of only two coops on the top 10 list not in Lenox Hill. The unit was previously listed for $24M, just a week after being purchased for $19.5M in 2008.

This Rosario Candela designed coop sits right on Central Park, offering views of the Reservoir.

5. 778-780 Park Avenue #15, Lenox Hill

 

Sale Price: $ 28,500,000

Another Rosario Candela building making the list this year. 778 Park Avenue is known for being extremely particular about granting access, even though only permitting 100% all cash sales. This unit was sold by the family of the former ABC News and Sports president and it takes up almost all of the 15th floor.

6. 680 Madison Avenue #14A, Lenox Hill

 

Sale Price: $24,237,600

One of two NY coop units sold on the 14th floor in March 2015. Both were sold by the same entity (680 Residential Owner LLC), but to different buyers.

7. 680 Madison Avenue #14B, Lenox Hill

 

Sale Price: $23,423,000

The second unit sold on the 14th floor of 680 Madison Ave in 2015.

8. 797 5th Avenue #2901, Lenox Hill

 

Sale Price: $22,900,000

This building is located on a prestigious block of NYC shopping and entertainment, which includes The Waldorf, The Pierre, D&G, Barney’s, and Calvin Klein.

9. 680 Madison Avenue #16B, Lenox Hill

 

Sale Price: $21,641,063

Located between Hermes and Barney’s, 680 Madison Avenue is anchored by some of NYC’s most prized retail space, with residential units above.  The retail building was acquired by Thor Equities for a monumental $277M, just after Extell and Angelo Gordon acquired the property for $170M in 2010.

10. 121 Central Park W #43, Upper West Side

 

Sale Price: $21,000,000

Reportedly sold by Oaktree Capital hedge fund manager Ronald Beck, this spectacular unit boasts a total of 90 feet of terraces overlooking Central Park, according to Business Insider.

 

Fifth Avenue and Madison Avenue tore up the list of most expensive coops sold in 2015, with special attention going to Rosario Candela designed units around Central Park. Here’s the full top:
