According to a report, private equity investment in Indian real estate has increased fivefold sequentially.

During the first quarter of 2022, commercial office assets maintained their position as the industry frontrunner, capturing more than two-thirds of the total investment pie. The majority of the quarterly investment was focused on core office properties in Bengaluru, and all of it came from institutional investors based in other countries. According to a report published by Savills India, a global property consultancy firm, Private Equity Investment inflows into the Indian real estate sector reached one billion United States dollars (Rs 79 billion) during the first quarter of 2022. This is almost five times the quantum recorded during the fourth quarter of 2021.

In the meantime, private equity investments in real estate saw a drop of 47 per cent compared to the first quarter of 2021.

According to the findings of the study, the first three months of 2022 have already recorded approximately one-third of the total investment inflows that the industry experienced throughout the full calendar year of 2021.

During the first quarter of 2022, Lake Shore India Advisory, which is backed by the Abu Dhabi Investment Authority, purchased Viviana Mall in Thane from GIC for a total of USD 248 million (INR 19 billion).
