Up to 75% of Horizon Hills homebuyers work in Singapore

Located in Iskandar Puteri, Johor Bahru, Riverfront Residences, Horizon Hills covers an area of 1,200 acres (485.6 ha). The gross development value of the project is RM6 billion ($1.7 billion) and it is 60% complete after Riverfront Residences Showflat. The low-density development has 13 precincts, comprising bungalows, semi-detached, cluster, and linked houses like Riverfront Residences Floor Plan. The private 18-hole, par-72, designer golf course is the development’s focal point.

Since the reopening of the borders between Singapore and Malaysia in April 2022, Horizon Hills, a joint venture between two major listed Malaysian developers, Gamuda Land, and UEM Sunrise, has received many inquiries from potential buyers in Singapore. Several Singaporean buyers jumped at the chance to buy into Morrinsville shortly after its newest phase, which includes linked houses, was released.

A spokesperson for Horizon Hills claims that property values there have increased by at least 50% across the board, with an average increase of 60%.

It also has Invictus International School and a Chinese primary school SJK Ming Chih.
The township has planted over 60,000 trees from over 30 species, and at least 60% of Horizon Hills is landscaped. The developer preserved the site’s undulating terrain.

Nearly 60% of Horizon Hills residents are Malaysian. This includes 28% Singaporeans and 12% expatriates from Australia, China, Indonesia, Japan, Korea, and the UK.

Horizon Hills has 70% owner-occupied homes, including Singaporeans and expatriates who commute across the Causeway daily. A further 20% use their property as a weekend home and 10% invest.

Horizon Hills representative: Most Horizon Hills buyers are upgrading from nearby Johor Bahru neighborhoods. Only a few Horizon Hills sales are from tenants moving to own.

Recent transactions show that over 75% of Horizon Hills buyers are Malaysians working in Singapore and Singaporeans and expats buying weekend homes. Some buyers are retirees who live in Horizon Hills.

Singaporean workers can buy due to the favorable exchange rate between the Singapore dollar and the Malaysian ringgit. Horizon Hills reports that all launched properties have been sold except the 70 %-packed condo D’Suites.
