2 BHK dominates the real estate market PAN India: In Demand (2022)

2 BHK flats, independent houses for sale, rent, and buying; According to a recent report, most Indian homebuyers are looking for two-bedroom properties.

Anarock Research Group recently conducted an audit and discovered that, service-class buyers are driving housing Demand. Across Indian cities (including Mumbai, Delhi NCR, Bengaluru, Chennai, Hyderabad, Kolkata, and Pune), 68% of homebuyers are from the service class, followed by 18% from business class, and 8% from professionals.

Moreover, 79% of the total demand is for units in the mid-to-high-end segment. Usually, high-end units range from Rs 40 lakh to Rs 1.50 crore, as per the reports.

The housing segments that cost about 80 lakhs to 1.5 crores are in demand for about 37%. While the demand for mid-segment costing between Rs 40-80 recorded the highest. Demand for units below Rs 40 lakh in seven cities was around 10%; units costing over Rs 5 crore were  1%.

The below statement from the chairman of Anarock Group, Anuj Puri, clearly indicates that the market seems to be a buyers’ market. 

“Post the reforms and the pandemic the markets have transitioned to be driven by end-users as prices have remained range-bound for a considerable period and eliminated the investors and speculators to a great extent,” Anuj Puri, chairman of Anarock Group said.

Report suggests that 90% of the housing market is driven by the end-users. 

To sum up – demand for two-bedroom, hall, and kitchen units dominate real estate. 2 BHK is, any day, a good investment, especially for the nuclear family. One can select a specific area size in 2 BHK according to their family size and budget.
