To view your land records on the Dharani portal

Step 1: If you come to the home page of the Dharani portal to the bottom, you will find “Land Details Search.” Click on it.

Step 2: You will be redirected to a new page wherein you need to click on “Continue.

Step 3: Fill in the necessary details either search by survey number or Pattadar passbook number. After filling with the necessary details, click on “fetch” and find all the details on the screen.

The portal gives the set of land details inclusive of location, landowner’s & father’s name, nature, type & extent of land & more.

To view market value of your land for stamp duty:

Step 1: To know the stamp duty & registration charges for your agricultural land, you need to click on the same option on the home page.

Step 2: Thereon click to continue & you will find the form wherein you need to fill in the necessary details and add the survey number from the drop-down; then enter captcha & fetch. The result screen is displayed.

Additional information: Telangana residents are advised to pay extra money as the rates of stamp duty & market values has been revised from July 22, 2021. Hence, individuals who have booked slots as of July 22, 2021, must pay differential money before registration.

As of July 20, 2021, individuals with any pending registrations must pay a revised fee to proceed. The revised plan for agricultural lands in the lowest value has been set to 75k/acre. The value has increased by 50% in the lower range, 40% in the middle range & 30% in the higher range.

View encumbrance details

Dharani portal provides the facility wherein you can check the encumbrance certificate. This certificate is required before the land buyer enters into or signs the deal. An encumbrance is a legal file, checking if everything is right with the property or any legal issues by the previous owner.

Step 1: Likewise, get into the Dharani portal home page and to the bottom click on “Search for EC details.”

Step 2: You will be landing on the slot booking page, wherein you need to enter your mobile number and password. So, in order to check on encumbrance details, you need to sign up first in the portal.

Step 3: You get the OTP and then later need to follow the instructions & you get to view the encumbrance certificate.

Steps to sign-up on the Dharani portal

Step 1: Availing few services need sign-up like for the encumbrance certificate details; so, when you click on slot booking for citizens on the left side and click on continue,  to the extreme right, you get to see “New user please Sign-up here.”

Step 2: Provide your name and mobile number. Enter captcha. Click on validate & registration. You will receive OTP, and that would be valid for about 15 mins to verify your number.

Step 3: You are supposed to enter details such as email-id, stay details, including state, region, Mandal, town/city, and other info.

Likewise, you can avail ‘n’ number of services mentioned above in the list by going into the Dharani portal. And click on the services you want to opt for. The instructions pop up, and you need to follow the steps.

Steps to search Pahani & ROR-1B info

The update is Telangana official has withdrawn the Pahani search on Dharani. However, the CCLA portal continues to offer this search facility. So, to search Pahani & ROR-1B documents, follow these steps.

Step 1: Visit https://ccla.telangana.gov.in/landStatus.do chief commissioner of land administration portal.

Step 2: You need to select the respective fields from the drop-down.

Step 3: Put handy the details like khata number or buyer/seller name or mutation date and search pahani.

Step 4: Enter the captcha and click on ‘get details,’ post the details are shown.
