Improved Infrastructure is the Reason for The Prosperity of Dwarka Expressway, Electronic City, Mira Road, and Ulwe!

Across various cities, new residential locations are being developed to accommodate the continuous influx of people. Irrespective of the metropolitan city, the major reason for thriving residential markets is the proximity to prospective job hubs (business parks, IT hubs, etc.), developed infrastructure and presence or the prospect of airports. Four such important localities in Gurgaon, Bangalore, Mumbai and Navi Mumbai are discussed below.

Dwarka Expressway, Gurgaon

Various sectors of Gurgaon, on either side of the Dwarka Expressway Road, are part of this micro-market. Sectors from 99-113 are in various developmental stages with many multi-story apartments being constructed by major real estate players. Excellent connectivity to Gurgaon is a major attraction as Gurgaon is a major employment hub with Unitech Infospace, Cyber City, Udyog Vihar, and numerous offices along NH-48. IGI Airport is merely 25 km from here, making it easy for people to reach their destination. Presence of malls like Cyber Hub, Ambience Mall, City Centre Mall, MGF Metropolitan Mall, etc. is also a huge draw.

Since Dwarka Expressway is still under construction, the development in the area is somewhat delayed. However, once it gets operational, the connectivity between Gurgaon and Delhi will improve considerably. Additionally, the 3.2 km long Central Peripheral Road would work as a direct link between Dwarka expressway at Harsaru and Southern Peripheral Road at Narsinghpur.

Electronic City, Bangalore

Electronic City caters to a large workforce of major IT parks, tech majors, industries, and has many residential complexes and corporate campuses. With offices of Biocon, Siemens, HP, and Wipro, the locality boasts of several high-rise apartments as well as villa projects like Ajmera Infinity, Prestige Sunrise Park, and GM Infinite E City Town. With excellent connectivity to various parts of the city through Electronic City Flyover, Hosur Road, and NICE Ring Road you can reach anywhere. Moreover, the proposed and under-construction Line 3 (RV Road-Bommasandra) of Namma Metro Phase 2 will bring metro connectivity here by 2023.

The self-sustaining city has all necessary civic amenities including educational institutions, healthcare facilities, banks, restaurants, and retail shops. Some prominent ones include DPS Electronic City, Sorsfort International School, Springleaf Hospital, and Vimalalaya Hospital. Additionally, Gopalan Innovation Mall in JP Nagar and Forum Mall in Koramangala, which are the most popular entertainment hubs are located merely 35 min. from here.

Mira Road, Mumbai

This has emerged as a popular location on the outskirts of Mumbai, thanks to affordable residential and commercial options as well as excellent social infrastructure. Situated along the Mira-Bhayandar Road, there are numerous multi-story building providing excellent apartments. Popular residential options here include Lodha Aqua, Hubtown Gardenia, Kalpataru Srishti, JP North, and Unique Aurum. Excellent connectivity with remaining Mumbai Metropolitan Region (MMR) through the Western Express Highway, NH-48 and Ghodbunder Road apart from Mira Road Railway Station is another draw for this region. With the completion of Line- 7 of Mumbai Metro (Dahisar East – Andheri East) by 2020 metro connectivity to Mira Road will be available, as it is adjacent to Dahisar East. Additionally, the locality is well-connected with many industrial estates and business centers located across Malad, Goregaon, and Andheri. Within 15 mins distance you will find shopping malls like Thakur Mall, Maxus Mall, and Rassaz Shopping Mall.

Ulwe, Navi Mumbai

One of the most promising residential hubs in Navi Mumbai, Ulwe is situated near the Panvel Creek. The major reason for its popularity is that the upcoming Navi Mumbai International Airport will be merely 10 km from the sectors located here! NH-348 A, JNPT Road as well as Kharkopar Station and Bamandongri Station on the Nerul-Uran Suburban Rail Line provide excellent connectivity which connects Ulwe to Navi Mumbai’s prominent localities of Panvel, Seawoods, CBD Belapur, Kharghar, Nerul, and Vashi.

The locality is under various stages of development with both developed and developing areas being found here. Residences are available in multi-story apartments here. People residing in Ulwe depend on CBD Belapur, Seawoods, Nerul and Panvel for their social and retail outings, while Electronic Zone, International Infotech Park, Millennium Business Park, Haware Fantasia Business Park, and Reliance Corporate Park are prominent job hubs with connectivity to the locality. with the upcoming Navi Mumbai, Special Economic Zone employment opportunities are bound to increase along with a demand for real estate structures. Entertainment in the form of Seawoods Grand Central (Nerul) and Inorbit Mall (Vashi) is available within 20-25 minutes from Ulwe.
