Developer tees up $1 million condos for seniors


WENHAM — A Developer looking to build condominiums on the Lakeview Golf Course has revised the plan by restricting the homes to age 55 and older.
The Lynnfield firm Atlantic Tambone initially proposed a condo development for the golf course off Route 1A that was not age-restricted, but made the change in response to pressure from residents at a Jan. 19 public hearing. Residents expressed concern that an influx of school-aged children could strain Town finances and school budgets.
"We understand how new homes can impact schools and the costs involved in educating students; therefore, after careful consideration, we revised the plan to address town concerns," said Anthony Tambone, executive vice president of the firm, in a press release.
According to a Host Community Agreement between Atlantic Tambone and the town, 23 to 28 duplex-style townhouses would be clustered together to leave 40 percent of the nearly 35-acre property as open space. A minimum of 10 percent of the condos would be affordable under state guidelines; the remaining homes would be marketed at more than $1 million apiece.
The developer estimates the project could generate $350,000 a year in property taxes.
Although the HCA agreement has been struck and Town Administrator Peter Lombardi said there hasn't been too much opposition to the project, the revised proposal still has to be weighed against potential town uses.
