6 Must Have Home Showing Tips For Sellers

“Most buyers form an opinion about a home within the first 7-10 seconds of arriving.”

Home Staging Facts and Statistics

Since you’ve already been following my advice and have prepared properly to sell your home, these home Showing tips for sellers should just be a quick reminder. In addition to refreshing yourself with this article, I recommend you also speak to your agent. He or she may have a few other requests for home showings depending on your particular situation. Let’s get to it then…

6 Home Showing Tips for Sellers

    1. Keep it clean and staged. If you have already gone through the trouble of decluttering and cleaning your home, do your best to keep it that way. Make sure the dishes are washed and the kitchen is immaculate. Kitchens sell homes. I would also recommend a quick vacuuming before every home showing. Those neat, clean vacuum lines on the carpet are a good thing.
    2. Light it up. Turn on the lights and open the shades. We want the lighting to make your home feel bright and cheerful. So make sure to turn lights on in all the rooms, and let as much natural light in as possible.

  1. Make sure it smells good. You may love the smell of last night’s dinner, but a buyer may not. No, you don’t need to bake cookies. Just make sure there are no bad smells. I believe the smell of a light cleaner works well in bathrooms. Your bathrooms should smell clean anyway because you’re keeping them that way, right? I have also found that citrus scents, like lemon and lime, seem to portray a fresh atmosphere.
  2. You need to leave. Yep, you need to leave your home while the showing is going on. Take everyone at home with you, no exceptions. Buyers will feel strange looking through your home with you there. Oh, and before you leave, make sure any personal belongings are put away, including family photos. As a safety measure, make sure any personal information is not left in plain view.
  3. Take pets with you. During the showing, house pets should not be at the house. If you have one or more cats, make sure to clean the litter box and put it in a good spot that is not in the open or in the kitchen. Pets are a personal preference. Some buyers may love them and others are only thinking about possible drawbacks to the previous owner’s pets.
  4. Provide keys and access. Before leaving, verify with your agent that the lockbox has a key. I also prefer to make sure all entry points to the home are locked. The Realtor will open other access points when needed. This setup lets an agent control the flow of the showing.

Final Thoughts on Home Showings for Sellers

Remember, when you receive the call from your agent to schedule a showing, try to accommodate the prospective buyer in terms of timing. I know it can be frustrating to pick up and leave, but in the end it will be well worth it. Oh, one more home showing tip for you: Make sure to schedule the showing for a date and time that allows you time to complete the list above. Your agent will appreciate it.
