8 Steps for Prefabricated Building Assembly

Ordering a prefabricated building is a simple process whereby you can purchase or amend one of our many standard constructions or speak to us and request a bespoke modular structure to suit your purpose.

Providing full, detailed specifications and all the necessary customisations are drawn up, and any permits are approved during the design and preliminary stages, the foundations can then get underway, and our engineering and manufacturing team can get to work and start producing the sections to make your building a reality.

1. Construction of the Concrete Foundations and Preliminary Site Work

One major benefit of choosing a prefabricated building rather than a traditional build is that onsite disruption can be kept to a minimum as all the necessary foundation work can be carried out quickly whilst the modules are being made in the factory. This streamlined approach typically shaves up to 50% off conventional build times and results in significant financial savings.

The process generally starts with a site survey, followed by any demolition and excavation required before installing site drainage and utilities. The foundations are then laid for when the prefabricated building arrives. Most modular constructions require minimal foundations, and what is necessary fall into two main categories, “on-grade” and “full” or “raised”.

Raised foundations are usually used as footings for temporary structures designed to be at the location for a limited period, then relocated. On-grade foundations are deeper and typically used for more significant, modular, and permanent constructions. 2. Installation of the Premanufactured Panel Walls and Frames

Once the container with the prefabricated building arrives at your site, the foundations should already be in place. Due to transport restrictions, the modules tend to be no larger than 76’ long and 14’ wide, and lifting hooks are fitted to allow a crane to lift the modules into place.

Modular constructions are engineered to fit together perfectly and be stacked, joined, or linked. One section can be locked seamlessly to the next, and additions like staircases, lifts, or ramps all fit together easily, as indicated in the manufacturing plans and guidelines.

The fibre cement panel floor is the first to be laid, followed by the galvanised steel frames and sandwich panel inner and outer walls that come pre-painted and pre-cut for electric and utility connections. Each section follows logically to the next to save time and streamline the assembly process.

3. Installation of the Flooring System   

The frame for the floor covering is laid during the installation of the floor panel. Parquet flooring or ceramic tiles are commonly used as both are long-lasting, easy to clean, affordable, and come in many styles and designs to help make the space attractive. Other floor options include carpet, wood, or vinyl composite tiles.

4. Installation of the Roof System

The insulated 50mm or 100mm galvanised upper roof frame is lifted on top of the structure, and the galvanised steel, gutter-finished roofing sheets or metal tile coverings are then put in place. The roof can be amended to include extra insulation to suit the environment.

5. Installation of the Windows and Doors

Module-T provides a choice of interior and exterior windows and doors, each of which will be agreed upon during the design process. Generally, PVC, aluminium, galvanised and painted steel, or metal doors are used for the exterior entrances. The interior doors of the building are typically made from MDF or PVC, and fire or security doors are also available. All the doors can be customised to include shutters, security bars, mosquito nets, glazing, or alarms if requested during the planning stage.

6. Installation of the Sanitary Units and Fittings

If sanitary facilities or WC and sanitary units are included in your prefabricated building, the wall panels and floor sections come pre-made and cut in readiness for the sanitary attachments. Toilets, showers, and sinks are typically connected to pre-drilled connection points, with supporting structures and plumbing hidden behind the sandwich wall panels. 

7. Installation of Electrical Equipment and Utilities

When the assembly of the prefab building is watertight and complete, the water, sewage lines and general services can be connected. The walls and floors come pre-cut with sockets and connection points to save time and allow ease of wiring and connection.

8. Touch-ups and Finishes

The final step is to address or fit any additional wiring, electrics, ductwork, technology systems, or HVAC. Once the building is up and running, you can easily attend to any snagging issues, add skirting to the bottom to hide any gaps between the floor and ground, and address any final décor or design touches to make the building work for you.
