The number of new single family home listings added in December totaled 41, a decrease when compared to the 58 home listings added in November. New construction homes accounted for 19 of those listings while foreclosures and short sales accounted for 4 of the active listings. The Median List Price for homes in Lakewood Ranch up to $600k was $425,000 while in the luxury market the median List Price was $975,000.
Pending Listings- There are currently 86 listings that are either active with contract or pending in Lakewood Ranch compared with the 102 listings under contract in November. Of those listings, 43 were put under contract in December compared to 54 in November. New home construction homes account for 14 of the total pending listings.
Sold Listings- A total of 67 Lakewood Ranch single family homes were Sold in December compared to 44 in November. Of that number, 43 were luxury listings and 6 were an REO or bank owned property. Of the total sales, 35 were sold for cash, the remaining 30 sales were purchased using financing. The average days on market for homes in December was 88 for homes listed over $600K and 84 days on market for homes listed under $600K.
The highest priced home sold in Lakewood Ranch was located in The Lakewood Ranch Country Club. This 5 bedroom and 4.5 bath home was a former model home and featured a private preserve view. Originally listed at $2,350,000 this home sold for $2,075,000 or 88.30 percent of the list price. This home was on the market for a total of 333 days.
The lowest priced single family home sold in December was a short sale located in Summerfield and featured 3 bedrooms and 2 baths in 1,594 square feet. Listed originally for $154,900, this home sold in 83 days for $205,000.
