Multi-Generational Townhouse in Downtown Phan Rang, Vietnam

This extraordinary four-story Townhouse, designed by AZ85 Studio, is where four families spanning three generations find connection and comfort. Amidst a sea of old-style townhouses in the heart of Phan Rang, Vietnam, the narrow Bread House is boldly distinguished by a unique iron lattice facade, interwoven with lush greenery. From a common living area that’s connected to a quaint backyard on the ground Floor to the four master bedrooms on the upper levels and self contained penthouse suite, every square meter has been thoughtfully utilized to fulfill diverse needs. Natural light floods through large windows and a skylight, falling upon crisp white minimalist decor schemes that provide a peaceful haven from the urban environment.

The first floor of the family townhouse contains an open-plan living space with a kitchen and dining area. The common living area connects to a small yard at the back of the house and with the garage at the front of the property. A freeform rug and unusual stools make an instant impact.




White decor and warm wood tone accents cleanly define the minimalist living room, where family members congregate for conversation, watching TV, cooking, and meals. A wooden sofa is built into the room perimeter, placing it flush against the staircase to save valuable floor space. A modern wall light accentuates 3D relief art.




The TV wall has a floating effect, suspended above a low wooden media shelf. A frame TV displays artwork, adding color and interest to the simple white and wood decor palette.




The open layout extends when sliding doors are retracted at the rear of the room. Sunlight washes through a wood slatted canopy above a bed of lush green plants. In the kitchen diner, a wooden dining table merges with the central kitchen island to form one streamlined volume.




Four wooden dining chairs and a matching dining bench seat 8+ diners in the compact eating area. A modern chandelier loops above the table, creating a bright focal point. Wall lights and uplights illuminate the attached backyard, adding to the atmospheric glow when dinner time rolls around.




A second set of glass doors adjoins the parking area. Metal shutters close behind the vehicles, concealing them from the main street without shutting out the daylight.




The staircase design builds a backbone of warming wood tone through the home. Storage areas are tucked in beneath its treads, constructing useful storage areas for the whole family.




Solid white balustrades curve around the staircase ascent, creating pleasing architectural detail.




A huge skylight above the stairwell brings a cascade of sunlight. Handblown glass pendant lights tumble through the light-filled void, creating a dramatic, sculptural installation.




An internal window opens into the stairwell to achieve airflow.




Up on the second floor of the townhouse, just off the staircase, an open vanity area rests between a WC on the right and a shower cubicle on the left.




The grandparents room is situated at the rear of the second floor, where it benefits from a secluded wooden terrace area. The outdoor area provides a peaceful relaxation spot for the family elders away from boisterous youngsters and also promotes air circulation. Another master bedroom is located at the front of the second floor, overlooking the street.




There are a total of 4 master bedrooms over the 2nd and 3rd floors, and a smaller bedroom in the self contained 4th floor suite. The rooms are decorated with modern accent furniture and abstract bedroom wall art to add bold style and personality.




White walls keep the bedrooms looking fresh and airy.




Natural light is maximized in each space to avoid feelings of crampedness in the narrow townhouse.




The grandparents bedroom is a serene scene. A floating vanity table keeps the floor clear and spacious. A round mirror reflects light from the window.




Two bedroom pendant lights are poised by the pillows to offer reading light. Floating nightstands are on hand for storing reading material.




A black vase fetches a fresh display of greenery.




A comfy chair and side table fashion another inviting reading nook under the light of the window.




The master bedroom at the front of the third floor has a cool monochrome palette.




A built-in vanity area stands by the bedroom doorway, furnished with a trendy boucle vanity chair.




The gray upholstered bed stands upon a complementary, tonal gray bedroom rug. 3D abstract artwork instills eye-catching texture.




Up on the top floor of the townhouse, the small bedroom has a succinct layout, complete with a built-in workspace/vanity area.




The self-contained top floor also features a small bathroom, a laundry room, a mini kitchen area, and spacious terraces at the front and back.




Bathrooms in the modern townhouse are restful and neutral.




Green areas are incorporated all around the house, giving the home the ambiance of a mini resort. The greenery conjures feelings of tranquility and calm in its close-knit residents.




The prime design feature of the Bread House is the iron lattice panel that shrouds its facade.




The iron lattice system stretches from the street to the rooftop of the house, creating a shield of seclusion while elevating the house aesthetic.




Because of the metal shutter component, front terraces become a private and valuable extension of the home.




Green trees and shrubs cover the metal facade with an extra layer of privacy and visual interest.




The shutter, the plants, and two layers of curtains help to curb the hot and sunny climate of Phan Rang, Ninh Thuận.




The townhouse measures a total of 295 square-meters.




The narrow house exterior cuts sharp against the skyline.




A two-tone treatment breaks up the tall metal mass.




The flat roof can be accessed from a small ladder on the 4th floor rear terrace.
