How To Become A Home Inspector In Texas

To become a home Inspector in Texas, the State requires you to obtain a license and certification. You must be e a citizen of the United States or a lawfully admitted immigrant to apply. Again, you must be 18 years or older to be eligible. Also, you must meet the requirements of TREC for integrity, honesty, and trustworthiness to apply. Submitting a Fitness Determination form is optional but recommended.

Step By Step Guide of Becoming A Home Inspector in Texas

Step One: Attend a Home Inspector Licensing training

The first step to becoming a home inspector in Texas is attending training at a certified institute. For example, Inter NACHI provides home inspection licensing training in Texas. To be certified, you need to complete 330 educational hours, which includes:

90-Hour Course

  • Standards of Practice General Provision (4 hours)
  • Texas SOP Report Writing (4 Hours)
  • Appliances (8 hours)
  • Plumbing (8 hours)
  • Framing (8 hours)
  • Texas Legal and Ethics (8 hours)
  • Aerobics and Fitness Association of America (AFAA)
  • Building Enclosures (10 hours)
  • Foundation/ Structure (10 hours)
  • HVAC (10 hours)
  • Roofing (10 hours)

40-Hour Course

In addition to 330 hours of education, you also need to meet one of the following requirements: 

  1. Twenty- four hours of an interactive classroom and 40 hours of ride-along experience courses. 
  2. Three years of practice as a licensed professional engineer, engineer undergoing training, or a registered architect with proof of license history. 
  3. Proof of five years of personal experience in fields related to home inspection. The skill should cover the following:
    • Installation and servicing
    • Repairing and maintenance of structures
    • Maintenance and repair of the electrical system 

Provide affidavits from two people who have personal knowledge of your working experience. It must come from different sources and contain contact phone numbers and signatures. It must also be notarized

Step Two: Submit an Application and Educational Documents to TREC

The next step is to submit your completion certificate along with your application letter, experience record, and application fees (if applicable) to TREC via mail.

 Application for a professional Inspector License cost $120, which is payable through the following methods:

  • Cashier check
  • Personal check
  • Money order in favor of Texas Real Estate Commission (TREC)

Step Three: Sit for the National/ State Exams and Pass

Once you receive approval for your submission from TREC, you will receive a handbook for your examination. The book contains instructions on how to schedule your examination. To receive a license, you have to pass the exam within one year of filling your exam application. 

Step Four: Complete Inspector Continuing Education and Renew your results Every Two Years

Complete 32 hours of continuing education every two years to be eligible for license renewal. Note that the courses should not be the same. When you complete your courses, you can apply for a renewal and pay your renewal fees.
