About two weeks ago, I wrote an article calling SnapChat Crap for Real Estate Agents.
Dustin Brohm really disagreed with me.
He thinks all agents need to get on SnapChat today.
Since I poked fun at nearly every article Dustin wrote about SnapChat, I decided the least I could do was invite him on the show.
We had a SnapChat Smackdown. And debate what the average agent can benefit from (or not) through the use of SnapChat.
I really think you’ll learn a lot about marketing by listening to our debate above. Dustin’s an excellent marketer in his own right.
He runs a very active website in Salt Lake City. And is all over social media.

Ultimately, I haven’t changed my opinion on SnapChat.
I believe most agents will have great success investing their time in proven platforms like Google & Facebook.
My biggest argument against SnapChat is this:
Focus is the key to winning.
You cannot master everything at once. It’s too hard.
Facebook marketing is different than Google.
Google’s different than YouTube.
Pinterest is different than everything else.
I believe that most agents will have the greatest success by picking one potential source of business. And then executing fully on that one idea for 3 solid months. You’ll become so familiar and comfortable with it in a way that you can’t get if you bounce between platforms. I’m not a fan of investing only a little bit of energy into anything. I believe you have to set a goal and firmly commit to it. This is similar to what Darren said in his interview. He sets very firm goals every December 24th @ 8pm. And sticks to them yearly.
Here’s my experience
My one goal with EAP was to rank on Google.
That was it.
I was so focused on that one goal that I automated my posting to Facebook.
They looked like this:
Pretty Bad, Huh?
But, I didn’t care. I was focused on Google results only.
And, because of this, I was able to rank very quickly on Google. I executed harder on the things that impacted Google rankings because it was all I looked at.
Then only after EAP had success on Google did we add things to make us successful on Facebook.
There might become a point when the average agent simply must develop a SnapChat account.
Just like there was a moment when every agent needed a Facebook page…
And when it became necessary to have a Real Estate website.
But at this point, I’d recommend that most agents ignore SnapChat and dive into blogging, YouTube, Facebook, or Pinterest.
